Thermal Roof Survey in Holwell
Wondering about the roof at a property in Holwell? We carry out thermal roof surveys in Holwell and across Hertfordshire.
- Damp that repairs haven’t cured
- Patches of heat loss across the roof
- Thin or uneven insulation in the roof
How a thermal roof survey works in Holwell
Our thermal survey records how the surface temperature varies across your roof. The patterns can suggest wet insulation, gaps in insulation or places where heat is getting out. The camera does not see water itself, so we check what it shows with moisture readings. Thermal imaging is included in our Premium Survey, from £400. Conditions on the day affect the results, and the report explains how. Typical surveys look at water that travels before it shows and damp that repairs haven’t cured, across flat roofs, commercial roofs and ceilings below the roof.
Somewhere as small as Holwell, older roofs are often steep and partly hidden by trees or outbuildings. A drone and a thermal camera each give a view you cannot get from the ground. Both the forecast and the airspace are checked first. Steep slopes and tall chimney stacks are where a close-up view adds the most.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

FAQs for Holwell
Is Holwell within the area you cover?
We do. A small place gets exactly the same survey as a big one.
Is my home in Holwell listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.
Does the weather affect a thermal survey?
The results depend on the weather. A dry surface, little wind and a sunny spell beforehand help most. Our report notes the conditions and how they affected the findings.
What’s the best way to book?
To book, call 07833 053749 or use the contact form and let us know the address and what you want to find out. We will confirm the price and agree a day with you.
How much does a thermal roof survey cost?
It is part of the Premium Survey, from £400. You also get an in-person consultation and a 12-month follow-up. For bigger commercial roofs, we quote on size.
Can you survey a shared roof?
Yes, once access has been agreed. Roofs over flats are often shared, so the building owner or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.
How soon will I get the report?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email, ready to forward.
Can I check my roof myself?
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

What affects the cost of thermal roof surveys
Our packages start from £150, inc. VAT. What you pay for your roof depends on:
- The type of building, from a house to a block or an office
- Whether you choose the Basic, Standard or Premium Survey
- Extensions, dormers and garages with roofs of their own
- Any need for thermal images or a drone flight
Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.
What to tell us when you contact us
A little information up front helps. Please include:
- What made you get in touch
- The property’s address and postcode
- Whether there is a loft hatch, a shared roof or tricky access
- The style of property, from a terrace to a block
If you have photos of the roof, send them over. Pictures from ground level or a window are fine. To send them or to book, phone 07833 053749 or send us an email.
How the survey changes by roof type
Single-ply and EPDM roofs
Because these membranes are thin, patterns from below frequently show. Shiny surfaces can reflect heat, so we take care reading the images.
Felt and asphalt flat roofs
Felt and asphalt roofs often show wet areas as patches that differ from the rest. Moisture readings are used to check them.
What this survey can’t tell you
Every survey has limits, and we’d rather be clear about that before booking. Keep these in mind:
- Insulation values or heat loss calculations
- A structural engineer’s assessment
- Clear results when the conditions on the day are poor
If in doubt, call 07833 053749 or use the contact form and we’ll recommend the right survey before booking. What our survey covers.
Roof types and parts we check

- Flat roofs
- Loft conversions
- Commercial roofs
- Ceilings below the roof

Landlord and commercial surveys in Holwell
Letting agents can arrange access with tenants. Surveys run on any day of the week, which can make access easier.
A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.
The survey, step by step
Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe viewpoint, take photographs as we go and record our findings for the written report. It normally takes about one to two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. In a hamlet or village like Holwell, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- We start with the roof, its history and any signs of damp or heat loss.
- We check the conditions and note how they may affect the images.
- We inspect the roof and take thermal images during the same visit.
- Moisture readings are used to check what the camera shows.
- The Premium report reaches you the same day, and we go through it with you in person.
Before we arrive
- If it is not your property yet, arrange access through the agent
- Tell us where we can park nearby
- Move anything stored under the loft hatch

Drones, thermal imaging and Holwell roofs
If your home is older, it’s worth knowing whether it’s listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.
If you look after a building such as The Priory School, a drone or thermal camera can show a large roof in a single visit. The streets around a church such as Church of St Peter (C of E) at Corner with Holwell Road are frequently among the oldest in a place, and if yours is one of the older homes nearby, thin or patchy insulation under an old roof often shows up clearly on a thermal image.
