Why get it checked now?

Buyers get extra information from thermal images that the eye can miss. Hidden problems found before exchange can be raised with the seller or agent. For an older or listed building in a place like Temple End, repairs may need matching materials and consent, so leaving a defect until it is urgent leaves less time to plan.

Prices start from £150, including VAT, for a Basic Survey. Standard is from £250 and Premium from £400, both with VAT included. You will know the exact price before booking.

Why us?

  • Surveys on weekdays, Saturdays and Sundays
  • An independent look at the roof
  • Packages from £150, including VAT

How a thermal roof survey works in Temple End

Thermal imaging can also show where a roof is losing heat. Gaps in loft insulation and poorly insulated areas can stand out on the images. The difference shows most clearly when it is warm inside and cold outside. The report shows the images and explains what they may mean. We do not give energy ratings or heat loss calculations. We survey insulated roof spaces, commercial roofs and pitched roof slopes, and the problems we’re asked to look at most are water getting in at parapets and stacks and patches of heat loss across the roof.

Older buildings in small places like Temple End may be listed or in a conservation area. A look from above or with a thermal imager doesn’t touch the roof, so it is a gentle way to see the condition of an old roof. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

If any part of the roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

What we are asked to look at in Temple End

Cold rooms under a roof, or high heating bills, lead some people to ask about heat loss. Missing or slipped insulation can stand out as temperature differences, particularly when it’s warm inside and cold outside.

People normally book a survey when they’ve noticed something like this:

  • Damp where roofs meet walls and chimneys
  • Water that travels before it shows
  • Ceilings that feel colder in places
  • Damp that repairs haven’t cured

In and around Temple End, as anywhere, a roof is easiest to deal with when its problems are found early.

What to check before booking

  • Whether any drone flown is registered with the CAA
  • Their report turnaround times
  • What the report includes, and whether it has photographs
  • How long they’ve been surveying roofs

What to expect from a roof survey

Airspace, weather and Temple End roofs

Before planning roof work on an older home, find out whether it is listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Where a roof is steep, tall or hard to see from the ground, drone photos and thermal images add detail.

If you look after a building like Hitchin Boys' School, a drone or thermal camera can show a large roof in a single visit.

Temple End is about 2 miles south-west of Hitchin, in Hertfordshire. Surveys in Temple End work the same way as everywhere we cover: a proper look at what can be seen safely, photos and a clear written report. Across Hertfordshire, we cover Temple End. Milton Keynes is in our area too.

What we cannot see

Every survey has limits, and it is better to know them up front. Keep these in mind:

  • Structural calculations, which need a structural engineer
  • Confirming water without moisture readings
  • What’s inside walls or under coverings, without opening up

Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you. What a survey covers and does not.

Common questions in Temple End

Do you cover Temple End?

We do. The survey and report are the same in Temple End as anywhere else, and visits run on weekdays and weekends.

Do you cover smaller places like Temple End?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.

How long will you be at the property?

That depends on the size and shape of the roof, but most surveys take about one to two hours at a typical home, with bigger or more complicated roofs taking longer. The written report follows by email.

Which survey includes thermal imaging?

It’s part of the Premium Survey, from £400. An in-person consultation and a follow-up 12 months later are included too. For bigger commercial roofs, we quote on size.

What do I do with the report?

You will receive the report by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.

What’s the best way to book?

It’s easiest to phone 07833 053749 or use the contact form. Tell us the address and a little about the roof, and we will point you to the right survey. We survey on any day of the week.

Do you carry professional indemnity insurance?

We’re covered by professional indemnity and public liability insurance.

How the survey works

When we arrive, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can be seen safely, using the ground, windows, the loft and a drone where applicable. Most surveys take about one to two hours at a typical home, while a commercial roof takes nearer three to four hours. Somewhere like Temple End needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. We start with the roof, its history and any signs of damp or heat loss.
  2. The weather and surface conditions are recorded.
  3. A full inspection and thermal imaging are carried out together.
  4. Moisture readings are used to check what the camera shows.
  5. You get the report the same day, with an in-person consultation to follow.

Advice

For landlords and managing agents

Letting agents can arrange access with tenants. We survey on any day of the week, which helps when tenants work during the week.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Let us know about it when booking and we’ll plan the visit with that in mind.

Practical tips

Getting the most from a thermal roof survey starts before we arrive and carries on afterwards. Tips:

  • Let us know where and when you’ve seen damp or stains
  • Keep the heating on as usual before a heat loss survey
  • Move stored items away from the loft hatch
  • Talk to us about the weather when booking

Premium Surveys include an in-person consultation, so you can go through the images with us. A follow-up 12 months later is included as well.

Make sure loft insulation covers the whole area and hasn’t been disturbed. Gaps often appear after work in the loft.
