Questions from Shillington

Is my home in Shillington listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

I let a flat near Arlesey station. Can you check the roof?

Yes, rented property is part of what we cover. You can ring 07833 053749 or drop us an email with the address and a few details, including who will give access on the day.

How many surveys have you done?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and South East England.

Can you check whether my roof contains asbestos?

No. Buildings built or refurbished before 2000 may contain asbestos. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.

Can you look at a roof that is joined to next door?

Yes, we can. We survey the parts of the roof you have access to. If a problem seems to come from next door, we will say so.

Does this replace a RICS home survey?

No. We look at the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

Do you need to get into the loft?

Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

Roof surveys for homes and businesses in Shillington

Three packages cover most roofs: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all including VAT. Basic is a visual inspection with photos and written recommendations. The higher packages add more checks, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where it applies. Every package includes a written report. If you’ve noticed cracked or blistered flat roof coverings and crumbling chimney pointing or cracked flaunching, we can find out what’s behind it, whatever the roof.

Somewhere as small as Shillington, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on what can be seen safely, and thatch is a specialist material. On older roofs, it is typically the chimneys and lead flashings that need work first.

Nothing in the report is left vague: if work is needed, the report says so clearly, along with how urgent it is.

Tips from our surveys

You do not need to be a roofer to help. What helps most:

  • Leave roof access to professionals
  • Photograph stains when they appear
  • Keep the report with your property records
  • Mention any flat roofs as well as the main roof

If you need work done, the report gives roofers a clear brief. The photos show what we found and where, which makes quotes easier to compare.

Look at your roof from ground level after strong winds. Fragments of slate or tile on the ground mean something has shifted. Getting small faults fixed quickly keeps water out.

Roof surveys in Shillington: local notes

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

If you own a rental within reach of Arlesey station, a dated record of the roof is useful when planning maintenance across a let. Anyone responsible for a site like Shillington Lower School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Do you need a roof survey in Shillington?

Weather is the main thing that wears a roof down. Wind lifts loose slates, tiles and ridge pieces, while rain gets into every gap. Small faults that start this way grow over time.

Look out for signs like these:

  • Condensation or damp timbers in the loft
  • Gaps in the roof where coverings have gone
  • Crumbling chimney pointing or cracked flaunching
  • Blocked, sagging or leaking gutters

Take an older house close to Church of All Saints: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Choosing a roof surveyor

  • Which viewpoints they use to see the roof
  • What experience they bring
  • What the report includes, and whether it has photos
  • What’s outside the scope of the survey

What’s in a roof survey

What this survey can’t tell you

Every survey has limits, and it’s better to know them up front. Bear these in mind:

  • Whether the roof structure meets design loads
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • Defects hidden under coverings or inside walls without opening up

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you. What a survey covers and does not.

What affects the cost of roof surveys

The price reflects the time and kit the roof needs. That comes down to:

  • The use of thermal imaging or a drone
  • The shape of the roof and its details
  • The package you choose: Basic, Standard or Premium
  • How tall the building is and how easy the roof is to see

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we’ll tell you which fits.

Helping us price your survey

The more you let us know, the easier it is to price the survey. When you contact us, let us know:

  • The style of property, from a terrace to a block
  • The address and postcode of the property
  • What made you get in touch
  • Any stains, drips or damp patches you’ve seen indoors

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or send us an email whenever suits you.

How it works

On the day, we start by asking what you’ve noticed and what you need to know. After that, we check everything we can see safely. The survey normally takes about one to two hours on an ordinary house, while a commercial roof takes nearer three to four hours. Cottages and farmhouses around Shillington often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a photo-illustrated written report and recommendations.

Before the survey

  • Keep pets inside or away from the areas we are looking at
  • For a flat or shared roof, check access with whoever owns or manages the building
  • Clear the way to the loft hatch

What happens if roof problems are left?

It is easier to plan roof work than to react to it. With a report, you can tackle the urgent jobs first and plan the rest, rather than calling someone out after a storm. For older village homes like those around Shillington, the right replacement materials aren’t always easy to find quickly. Spotting a problem early leaves room to find them.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.
