About our gutter survey in Redbourn
A gutter needs a steady fall towards its outlet or water sits in them. Sagging brackets and slipped joints leave water standing and overflowing at the low points. We look along each run for sags, gaps and leaking joints, along with the brackets and downpipe fixings. Recommendations are written down and prioritised by urgency where relevant. Common reasons to book are leaks at the gutter joints and fascia boards damaged by overflowing water, across valley gutters, downpipes and outlets and hoppers.
Houses in smaller places like Redbourn can face open ground, where wind and driving rain hit the roof harder. Ridge tiles, verges, chimney stacks and flashings take the worst of it. Checking those edges shows whether anything has begun to work loose before it lets water in. A loose ridge tile or slate gives the wind something to catch, and others soon follow.
Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

Local roofs in Redbourn
Historic houses such as Childwickbury Manor, about 2.6 miles south-east, show how far back building in the area around Redbourn goes. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first.
Trees in and around Rothamsted Park shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching. Take a building like Redbourn Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Do you need a gutter survey in Redbourn?
Falling leaves are the most common cause of blocked gutters. Every autumn, trees fill gutters with leaves, twigs and seeds and the debris builds up at the outlets. Once an outlet is choked, the gutter fills and overflows.
These are some of the problems a survey can pick up:
- Valley or box gutters that overflow inside
- Choked outlets or hopper heads
- Fascia boards damaged by overflowing water
- Leaks at the gutter joints
Landlords with a home close to Harpenden station may find that the gap between tenancies is a good time to have the roof looked at.

What this survey cannot tell you
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Underground drains, which need a CCTV drain survey
- Confirming asbestos in older rainwater goods
- Rot or damp concealed behind fascias or inside walls
If in doubt, ring 07833 053749 or send us an email and we will recommend the right survey. The full list of what we check.
Roof types and parts we check
- Valley gutters
- Eaves gutters
- Fascias and soffits
- Downpipes
- Parapet and box gutters
- Outlets and hoppers
Should I look at the roof myself first?
During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
Useful tips for Redbourn property owners
Most of what helps is simple and safe from the ground. A few suggestions:
- Do not leave hidden gutters out of a clear-out
- Check that downpipes are firmly fixed to the wall
- Check for spilling water in a downpour
- Note any damp stains below the gutters
Report times depend on the package you choose: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. We email it to you once it is done.
Get small faults like a dripping joint or loose downpipe sorted quickly. They tend to get worse, and the water they spill can damage walls and timber.

FAQs for Redbourn
I let a flat near Harpenden station. Can you check the roof?
Yes, rented property is part of what we cover. Just call 07833 053749 or use the contact form and let us know about the building.
Is my home in Redbourn listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.
Is there a good time of year to book a gutter survey?
Any time of year works. Before the wetter months gives you time to plan any work, and a wet spell can show where gutters overflow.
What’s the best way to book?
To book, phone 07833 053749 or send us an email and tell us the address and what you need to know. We’ll confirm the price and find a day that suits.
Does this replace a RICS home survey?
No. We look at the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
What do I do with the report?
We email you the written report with photographs and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.
Will you check if gutters are causing damp inside?
Overflowing gutters often lead to damp walls, and we check for exactly that. If the evidence points elsewhere, we will say so as far as we can tell from what’s visible.
What happens on the day
After the inspection, everything we found is written up as a written report with photos, sent to you by email. On timing, it usually takes an hour or two at a typical home, rising to roughly 3–4 hours on a commercial building. Homes around Redbourn frequently have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. The loft, where there is safe access, completes the picture.
- We start by hearing about any drips, overflows or damp patches.
- We look along the gutters, downpipes and fascias from ground level and from windows.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- The roof space is checked for water marks if it is safe to get into.
- You get a photo-illustrated written report and recommendations.
How to prepare
- Point out any leaks or damp patches
- Have keys ready for side gates, garages or roof access doors
- If you are buying, check with the agent that we can get in

If the property is let, the agent or a tenant can let us in. We survey on weekdays, Saturdays and Sundays, which helps when tenants work during the week.
Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.
