Gutter surveys for homes and businesses in Cooper's Green
Gutters carry rain off the roof and away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t and that typically means the walls or the inside of the building. Our survey looks at the whole rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. You get a photo-illustrated written report. We survey valley gutters, outlets and hoppers and eaves gutters, and people most frequently book us about rotten fascias or stained soffits and sagging gutters and loose brackets.
In a small place like Cooper's Green, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.
Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Prices for gutter surveys in Cooper's Green
To price your survey, we check:
- How many separate roofs there are, such as extensions, dormers and garages
- Commercial roofs and larger buildings
- How big the roof is
- Height and safe access
Every price we give includes VAT, and the written report is part of the package. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
Booking your survey
Getting the details right at the start saves time. It helps to include:
- Access details, such as a loft hatch or a shared roof
- Any marks or damp showing indoors
- Photos of the roof, taken safely from ground level or a window
- Where the property is, with the postcode
Unsure which package suits your roof? The easiest way is to call 07833 053749 or email us and describe the roof and why you want it surveyed. We will talk you through the options and what they cost.
Checking the roof from the ground
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking, as it helps us focus the survey.
During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

What a gutter survey doesn’t cover
We only report everything that’s safely in view on the day, so there are some things a survey cannot cover:
- Confirming asbestos in older rainwater goods
- What’s hidden inside a downpipe
- What’s behind fascias and inside walls
If you’re not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer before you book. The full list of what we check.

Signs you need a gutter survey in Cooper's Green
Moss grows on many tiled and slate roofs, and heavy rain washes clumps of it into the gutters. With grit from the coverings, it forms a thick sludge that holds water in the gutter and lets weeds take root.
Typical things we’re asked to look at include:
- Fascia boards damaged by overflowing water
- Gutters full of debris and silt
- Downpipes that are split or coming away
- Joints that drip after rain
If you run a business near The Maltings, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.
Choosing a roof surveyor
- How soon the report will arrive
- Whether VAT is in the quoted price
- Whether you get a written report with photos
- What happens after the report arrives
Leave it or get it looked at?
Our report is a dated record of what we found, useful when you’re planning maintenance or getting work priced. Without it, you are relying on what can be seen from the pavement. Where a roof is exposed, as many are in small places like Cooper's Green, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.
Why us?
- 5,000+ roofs surveyed
- Independent findings on the roof’s condition
- Satisfaction rate of 98%
- Clear package prices, inc. VAT

How the survey works
We do not take risks to get a closer look. We inspect everything that’s safely in view, and anything we cannot see is noted in the report. Most visits take roughly 1–2 hours at most homes, though large, tall or awkward roofs take more time. Older rural homes like those around Cooper's Green can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.
- You tell us where you’ve seen overflows, drips or damp.
- The eaves gutters, downpipes and fascias are looked at from ground level and windows.
- Valleys, parapets and box gutters are inspected where they can be seen safely.
- Where it’s safe, we check the loft for signs of water.
- You receive a report with photos and recommendations.
Preparing for the visit
- Tell us about any leaks, stains or damp patches you know of
- Jot down any questions you want answered
- Have any paperwork from past roof work to hand

Cooper's Green questions
Should a flat-roofed garage or porch in Cooper's Green be checked too?
Yes, if you’d like it included, mention it when you book. Cement sheet roofs on buildings from before 2000 may contain asbestos, so a specialist asbestos surveyor should check before they’re disturbed.
Do you cover smaller places like Cooper's Green?
Yes, we do. We work right across London and the South East, from towns to the smallest villages. Longer journeys are simply planned ahead of time.
Is it the same as a RICS Level 2 or Level 3 survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
Does someone need to be in?
It depends on what we need to see. For inside areas and the roof space, someone has to give us access.
How long will you be on site?
A visit normally takes about 1–2 hours for most houses, and about three to four hours for a commercial roof. You will know roughly how long when we arrange the visit.
I live in a flat. Can you survey the roof?
Yes, as long as access is agreed. Roofs over flats are often shared, so the building owner or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.
Will you fly a drone over my roof?
Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.
Gutter surveys in Cooper's Green: local notes
Cooper's Green is part of Hatfield, one of the post-war new towns. Homes from the post-war decades are common in the new towns, many with low-pitched roofs in concrete tiles and flat-roofed garages or porches. Low-pitched roofs shed water more slowly, and older concrete tiles, felt and gutters on these homes may be nearing the end of their life. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. Whichever you have, the details that tend to fail before the covering itself get the closest look.
Take a building like Howe Dell Primary School: large buildings have long gutter runs and big roofs that need checking like any other. For landlords with property near Hatfield station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
