Gutter surveys in Bury Green

Common roof problems in Bury Green

Sometimes a gutter struggles with the area of roof draining into it. Added roof area from an extension can load an older gutter and the weakness shows in a heavy downpour.

A survey can pick up problems like:

  • Downpipes that are split or coming away
  • Dripping or leaking gutter joints
  • Valley or box gutters that overflow inside
  • Blocked outlets and hoppers

If you live in an older home near Parish Church of St Cecilia, old fixings, lead flashings and tall chimneys are typical of older roofs.

Questions to ask before you book

  • Whether the loft space is looked at, where there is one
  • When you’ll get the report
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Whether the price includes VAT

What a good roof survey covers

Gutter survey in Bury Green

Gutters are usually fixed to fascia boards, so we look at the fascias and soffits too. Water that overflows for long enough can rot timber fascias and stain the soffits below. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We don’t test for asbestos, so we flag anything that might contain it for a specialist asbestos surveyor to check. We survey downpipes, fascias and soffits and eaves gutters, and the problems we’re asked to look at most are soffits marked by water and joints that drip after rain.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Should I look at the roof myself first?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Bury Green: your questions answered

Does a conservation area affect roof work in Bury Green?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Can a landlord with a rental near Bishops Stortford station book a roof survey?

Yes, rented property is part of what we cover. Just phone 07833 053749 or use the contact form and let us know about the building, including who will give access on the day.

Will you walk on the roof?

Only where it is safe to do so. We check everything that can be seen safely: from the ground, from windows, from inside the loft space, from the roof where it is safe and by drone where it applies. The report says if anything couldn’t be seen.

Can you give me structural calculations?

No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

Does the season matter for a gutter survey?

Any time of year works. Before the wetter months gives you time to plan any work though problems often show up after heavy rain.

Will you photograph what you find?

Yes, every report has them. Pictures sit next to the findings they show, which makes the report easy to follow.

How much time does the visit need?

Most visits to a house take about 1–2 hours, and longer for larger or complex roofs.

How it works

After the inspection, everything we found is written up in a report with photographs, emailed to you. On timing, it typically takes about 1–2 hours at most homes, and about three to four hours for a commercial roof. Somewhere as small as Bury Green, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We agree which parts of the building you’re most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

How to prepare

  • Dig out any old roof reports or invoices
  • Have any questions written down, so nothing gets missed

Before and after the survey

Small things make a difference. Our tips:

  • Have gutters cleared at least once a year
  • Look for downpipes coming loose
  • Ask for valleys and parapet gutters to be cleared too
  • Check the loft with care after heavy rain

Landlords and managing agents can keep the report with the building’s records to help plan maintenance. Photos make it easier to explain the work to owners, tenants or contractors.

Watch your gutters from the ground or a window during heavy rain. Overflows and dripping joints are a sign to act before damage builds up.

How the survey changes by roof type

Box and secret gutters

A secret gutter is tucked under the slates or tiles at an abutment or valley, so they’re easy to forget. The report records what could and couldn’t be seen.

Aluminium and other metal gutters

Metal gutters are common on commercial buildings and some homes. Joints, outlets and fixings are the parts we focus on.

Why it’s worth a survey now in Bury Green

A gutter clear-out takes the leaves away but it won’t explain why water keeps spilling over. We also check the falls, joints, brackets, outlets and downpipes, so you know whether there is more to it. Matching old materials, like handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

Local roofs in Bury Green

Historic houses like Much Hadham Palace, about 1.5 miles south-west, show how far back building in the area around Bury Green goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Anyone responsible for a site like Little Hadham Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other. If you own a rental within reach of Bishops Stortford station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
