Bury Green Roof Leak Investigation
A careful look at the leaking roof at your property in Bury Green, and put it all in a written report with photos.
- Staining around the chimney inside
- Staining where a gutter or parapet meets the wall
- Leaks that appear only in driving rain
Roof leak investigation in Bury Green: what you get
On older houses, leaks often start at lead work and hidden gutters. Lead flashings crack or lift, valley linings wear and parapet gutters overflow when outlets block. If your home has a butterfly roof, the central valley gutter is a common culprit. We check parapets, valleys and flashings from each safe vantage point. Our report shows what we found, with photos. We survey lead flashings, the roof space and chimney stacks, and common reasons people get in touch are water dripping from rafters or underlay and ceiling stains that grow after rain.
Somewhere as small as Bury Green, older roofs have frequently been repaired many times. A new leak may be fresh damage or the latest sign of long-term wear, which matters if you’re thinking of an insurance claim. We look at whatever is safely visible and set out what we find. Older walls and timbers hold water for a long time, so it’s worth finding the cause soon.
The report is written in plain words, so it makes sense without any roofing background. Photographs show what each point refers to.

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.
Bury Green roofs and the weather
About 1.5 miles south-west lies Much Hadham Palace, a reminder of how long the area around Bury Green has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each of these roof types has its own typical places for water to get in.
Landlords with a home close to Bishops Stortford station may find that a tenant living with a leak needs the cause found, not just the stain painted over. For site and facilities teams at buildings such as Little Hadham Primary School, on a building that size, finding the source of a drip means looking well beyond the stain. Take an older house close to Parish Church of St Cecilia: leaks on older roofs often start at lead flashings, valleys or around old chimney stacks.

Checking the roof from the ground
During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

Before and after the survey
A few practical points come up again and again on our surveys. They apply to most roofs:
- Mention earlier attempts to fix the leak
- Check the loft is accessible
- Note the weather when the leak shows
- Check whether pipes or tanks run near the stain
The report gives whoever carries out the work a clear starting point. They’ll see exactly where the problem is, so the repair is aimed at the cause.
Look at the roof from the ground after strong winds. Pieces of slate or tile in the garden mean something has moved. Small faults dealt with quickly rarely become leaks.
Different roofs, different checks
Flat roof upstands and outlets
Flat roof water can travel under the covering before it shows. Moisture readings and thermal imaging can help narrow it down where conditions suit.
Parapet and box gutters
Hidden gutters run behind parapets or between roofs. When their outlets block, water rises over the lining and runs indoors.
What we do, step by step
Photographs are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. Most surveys take an hour or two, more where the leak is intermittent or the roof is large. Somewhere like Bury Green needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.

Advice
What happens if roof problems are left?
Damp loft insulation loses much of its value. Insulation can soak up water quietly before anything shows below. The sooner the cause is found, the less needs replacing. In a place like Bury Green, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.
Prices quoted always include VAT, and the written report is part of the package. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Bury Green questions
Do you cover Bury Green?
We do. The survey and report are the same in Bury Green as anywhere else.
Does a conservation area affect roof work in Bury Green?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Is it a structural engineer’s report?
No. We point out what can be seen, such as sagging or deflection, but we’re not structural engineers and do not carry out calculations. Where an engineer is needed, we say so in the report.
What insurance do you have?
Every survey is covered by professional indemnity and public liability insurance, and details are available on request.
Is there anything I need to do ahead of the visit?
Make sure the loft can be reached. Have any photos of the leak ready, and let us know about past repairs. In the meantime, catch the water and keep it clear of lights and sockets.
How much is a survey?
Our price is from £150, including VAT. You will know the price for your survey before booking. For a price, ring 07833 053749 or send us an email.
Is it a leak or condensation?
The two can look alike. Widespread damp on the underside of the roof in cold weather, with blocked vents, suggests condensation. We look at the pattern, take moisture readings and tell you which is more likely.
