How a gutter survey works in High Leigh

Most blocked gutters are full of leaves, moss or silt. Homes close to trees fill their gutters faster, and moss washing off a tiled or slate roof adds to it. Our survey shows which gutters are blocked or standing full, which outlets and hoppers are choked and whether overflows are working. The photographs show you exactly what we found. It is an easy job to put off, but they rarely get better. Common reasons to book are brackets that have dropped or snapped and hoppers and outlets full of debris, across fascias and soffits, outlets and hoppers and eaves gutters.

Somewhere as small as High Leigh, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on what can safely be seen, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

High Leigh questions

Is High Leigh within the area you cover?

Yes, High Leigh is on our map. Villages and rural addresses get the same survey as a town house.

Does a conservation area affect roof work in High Leigh?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

When does the report arrive?

Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when you book.

How do I arrange a gutter survey in High Leigh?

To book, call 07833 053749 or send us an email and let us know the address and what you want to find out. We will confirm the price and agree a day with you.

How many surveys have you done?

We’ve completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.

What does the report include?

Written findings with photographs, covering the condition of the gutter, the defects we found and what we recommend, with the most urgent first where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.

Will you go up on the roof?

Only if it is safe. We inspect everything that’s safely in view: from ground level, from windows, from inside the loft space, from the roof where it is safe and by drone where it applies. Anything we cannot see is noted in the report.

Surveys for landlords and agents in High Leigh

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client.

What you can safely check yourself

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

What happens on the day

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes roughly 1–2 hours for most houses, and about three to four hours for a commercial roof. If you have questions on the day, just ask. For a village or hamlet like High Leigh, the journey is planned ahead of time: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. The eaves gutters, downpipes and fascias are checked from the ground and vantage points.
  3. We check hidden gutters, like valleys and parapets, where it is safe to see them.
  4. The loft space is checked for water marks if it is safe to get into.
  5. We send a written report with photos and clear recommendations.

Getting ready for the survey

  • Make a note of anything you’d like us to look at
  • Tell us about parking before the day
  • Tell us about any leaks, stains or damp patches you know of

What we look for on each type of roof

Plastic (uPVC) gutters

Many homes have plastic gutters and downpipes. As the seals age, joints can start to drip, and brackets can sag under load.

Fascias and soffits

Soffits and timber fascias suffer when gutters overflow. We check them along with the gutters.

Roofs, chimneys and gutters in High Leigh

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.

Homes near green spaces like Barclay Park can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls. Take an older house close to Church of St Catherine & St Paul: old fixings, lead flashings and tall chimneys are typical of older roofs.

When to book a survey in High Leigh

Lots of tiled and slate roofs carry moss, and heavy rain washes clumps of it into the gutters. Mixed with grit from the roof, it settles as silt that slows the flow and lets weeds take root.

Things that often lead to a survey include:

  • Leaking or loose downpipes
  • Gutters that have fallen out of line
  • Soffits marked by water
  • Overflowing eaves gutters

For site and facilities teams at buildings such as Westfield Community Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

What to check before booking

  • What follow-up you get after the report
  • Their report turnaround times
  • How much experience they have with roofs like yours
  • Will they check the loft as well as the outside?
