Roofs, chimneys and gutters in Shenley

About 4.1 miles east lies Wyllyotts Manor, a reminder of how long the area around Shenley has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you let a flat or house near Radlett station, the gap between tenancies is a good time to have the roof looked at. For an older house near a landmark like Church of St Martin, old fixings, lead flashings and tall chimneys are typical of older roofs. For site and facilities teams at buildings like Shenley Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

How a gutter survey works in Shenley

Damp patches on inside walls, stains below a valley or water running down the brickwork often trace back to the gutters. We check whether gutters, outlets or downpipes are the likely source, from what can be seen safely. Where the cause looks more like the roof covering or a flashing, the report says so, with a suggested next step. If you are worried about valley or box gutters that overflow inside and gutters overflowing in heavy rain, a survey will tell you what’s going on, on fascias and soffits, downpipes and eaves gutters alike.

In a smaller place like Shenley, some roofs stand more exposed to wind and rain than in a built-up town. Ridge tiles, verges, chimney stacks and flashings take the worst of it. A close look shows whether anything has started to loosen. Once one ridge tile or slate moves, wind gets under the next one too.

Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what isn’t.

How we price gutter surveys

Our packages start from £150, inc. VAT. What you pay for your roof depends on:

  • Whether thermal imaging or a drone is needed
  • The package you choose: Basic, Standard or Premium
  • Whether it is a home or a commercial building
  • The size of the roof

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

Booking your survey

We will usually ask about:

  • Pictures of the roof from a safe spot, if you have them
  • Where water is showing inside, if it is
  • When you need the report by
  • Whether there is a loft hatch, a shared roof or tricky access

Not sure which survey you need? It’s easiest to ring 07833 053749 or email us and describe the roof and why you want it surveyed. We’ll explain the options and the price.

DIY checks: what’s safe

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us as you book, as it helps us focus the survey.

How the survey changes by roof type

Cast iron gutters

Cast iron tends to fail at the joints and fixings. Cracks, rust and leaks are recorded where they can be seen.

Lead-lined valley and parapet gutters

We check the lining, the joints and the outlets as far as they can be seen safely. Lead is also a target for theft.

The survey, step by step

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. You are welcome to ask questions while we are there. In a smaller place like Shenley, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.

  1. First, you let us know what you’ve seen, like overflows or damp.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can be seen safely.
  4. The roof space is checked for water marks if it is safe to get into.
  5. We send a written report with photos and clear recommendations.

How to prepare

  • Clear the way to the loft hatch
  • Leave side gates unlocked
  • For a flat or shared roof, check access with the building owner or managing agent

How to book

If you have photos of the roof, send them over. Take them safely from ground level or a window, and please don’t climb up for a closer look. To get started, phone 07833 053749 or send us an email.

Advice

Why act early in Shenley

Clearing gutters removes the debris but it won’t explain why water keeps spilling over. Our survey also looks at falls, joints, brackets, outlets and downpipes to show whether something else is wrong. Tradespeople may need to travel further to a smaller place like Shenley, so it’s useful to plan roof work rather than call someone out in a hurry. Knowing early gives you time to get the right people in.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.

Questions from Shenley

I let a flat near Radlett station. Can you check the roof?

Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Is Shenley within the area you cover?

Yes, Shenley is on our map. A small place gets exactly the same survey as a big one.

Do you look in the loft space?

Where it’s relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.

Do you use drones?

Where it is applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Do you climb onto every roof?

Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and the report notes anything we couldn’t see.

When does the report arrive?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed.

How long have you been surveying roofs?

Over 5,000 surveys so far, over more than 20 years, and 98% of clients are satisfied.

What we can’t see

A survey is a careful look at the gutter, but it can’t do everything. The main limits are:

  • Pipes below ground level
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • Parts of gutters that cannot be seen safely

If you are not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer. What our survey covers.
