Roof survey in Little Hadham: what you get

Everything we check, we check safely: from the ground, from windows and other vantage points, from inside the loft and from the roof itself where it is safe. Premium adds thermal imaging, plus a drone inspection where it applies, which helps with tall or steep roofs. You don’t need to do anything except give us access. Each defect we find is photographed and explained. We survey flat roofs, clay and concrete tiles and lead flashings, and the problems we are asked to look at most are lifted, split or missing lead flashings and leaning or weathered chimney stacks.

Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What affects the cost of roof surveys

Prices vary from roof to roof, for these reasons:

  • Features like valleys, chimneys, dormers and parapets
  • Extra roofs, like extensions, dormers or garages
  • Whether you choose the Basic, Standard or Premium Survey
  • How tall the building is and how easy the roof is to see

The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 with VAT included. We’ll tell you which package suits the questions you have.

Getting in touch

We will normally ask about:

  • The kind of building and roof involved
  • When you need the report by
  • Any stains, drips or damp patches you’ve seen indoors
  • How the loft is reached, if there is one

Booking is simple: just phone 07833 053749 or send us an email, let us know about the property and we will explain which survey suits. The price is agreed up front.

Roof surveys around Little Hadham

Much Hadham Palace, about 2 miles south, is one of the historic houses in the wider area around Little Hadham. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

For landlords with property near Bishops Stortford station, a dated record of the roof is useful when planning maintenance across a let. If you look after a building such as Little Hadham Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. For an older house near a landmark such as Parish Church of St Cecilia, old fixings, lead flashings and tall chimneys are typical of older roofs.

Little Hadham is about 3 miles west of Bishop's Stortford, in Hertfordshire. Bookings from Little Hadham are handled just like any other: get in touch, agree the price and pick a day. Our area takes in places right across Hertfordshire. For surveys nearby, see our Chelmsford page.

What we look for on each type of roof

Flat roof coverings

Standing water, blisters and splits all point to wear. We also look at the edges, upstands and outlets, since leaks frequently start there.

Chimney stacks

Damp on a chimney breast inside frequently starts with the stack outside. We look for the likely route in.

Little Hadham questions

Is my home in Little Hadham listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you cover smaller places like Little Hadham?

Yes, Little Hadham is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

How many surveys have you done?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

What do you check on a roof survey?

Every part of the roof we can safely see: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Higher packages add moisture detection, structural checks, thermal imaging and a drone where applicable.

How long does a roof survey take?

The visit typically takes roughly 1–2 hours for most homes, depending on how many separate roofs there are. We will give you an idea of timing as you book.

Can you survey in bad weather?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather is not right.

What happens on the day

We work from the outside in: outside views come first, then the loft space if there is safe access. In total, it takes an hour or two at most homes, and about three to four hours for a commercial roof. Rural addresses near Little Hadham can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We look at the roof from each safe vantage point outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

How to prepare

  • Keep pets out of the way during the survey
  • Find any records of previous roof work
  • Make sure the loft hatch can be reached

Arrange a survey

Advice

Can I check my roof myself?

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where it applies.

Practical tips

Nothing here needs a ladder. Our suggestions:

  • Take photos of any leaks as they happen
  • Find records of any re-roofing or repairs
  • Watch for slipped slates after bad weather
  • Tell us about any leaks or stains you’ve seen

The Premium Survey includes a 12-month follow-up. It shows how the roof has fared over the year, and whether work has done its job.

Do not block the vents at the eaves. Condensation builds up when air can’t move, which can dampen timbers and insulation over time. Keep insulation clear of eaves vents.

Rented homes, blocks and businesses

Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the visit with that in mind.

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client.
