Electronic leak detection in Little Hadham
Electronic leak detection, or ELD, finds holes in flat roof waterproofing membranes. It uses a small electrical current that passes through the membrane only where there’s a breach. That lets us locate holes that are too small to see, so your roofer can repair them. You get a written report with photographs of each breach found. We survey single-ply roofs, liquid-applied waterproofing and green roofs, and common reasons people get in touch are gaps at membrane joints and punctures from foot traffic or tools.
In a village or hamlet like Little Hadham, flat roofs are usually on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access ahead of time. Garages and outbuildings are easy to forget, so mention any you want included as you book.
If any part of the flat roof membrane couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t.

When to book a survey in Little Hadham
Joints and laps in a membrane can fail over time. Small openings at laps can leak for months before it shows.
Look out for signs like these:
- Leaking laps in the waterproofing
- Damp inside with no sign on the roof
- Punctures from foot traffic or tools
- Breaches hidden under paving or planting
For an older house near a landmark like Parish Church of St Cecilia, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.
Before booking anyone
- Will they check the loft as well as the outside?
- When you’ll get the report
- Their insurance cover
- Their drone registration, if they fly one
Different roofs, different checks
Inverted and paved roofs
If the build-up rules out ELD, we’ll say so.
EPDM rubber roofs
ELD on EPDM depends on the product and the layers. We check this first.
Little Hadham: your questions answered
Does a conservation area affect roof work in Little Hadham?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
Do you carry out roof surveys in Little Hadham?
We do. The survey and report are the same in Little Hadham as anywhere else, and visits run on weekdays and weekends.
What if it rains on the day?
It can, depending on the survey. Drones cannot fly safely in strong wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions aren’t right, we will talk to you about another date.
Is it a structural engineer’s report?
No. We are roof surveyors, not structural engineers, and it does not include calculations. We will recommend an engineer if we see signs that call for one.
Do you climb onto every roof?
Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and anything out of sight is recorded in the report.
Does someone need to be in?
That depends on the survey. Inside the building and in the loft, we need someone to let us in.
Will you photograph what you find?
Yes. Photographs are taken throughout the survey, and the report uses them to show each finding alongside our recommendations.
Electronic leak detection in Little Hadham: local notes
Historic houses such as Much Hadham Palace, about 2 miles south, show how far back building in the area around Little Hadham goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.
Take a building like Little Hadham Primary School: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. Landlords with a home close to Bishops Stortford station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies.
Little Hadham is about 3 miles west of Bishop's Stortford, in Hertfordshire. Little Hadham is one of many places we visit across Hertfordshire, for houses, flats and commercial buildings. We cover towns and villages across Hertfordshire, large and small. Chelmsford is in our area too.

What you can safely check yourself
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
How the survey works
There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. The survey itself takes a length of time set by the size of the roof and how it’s built, and we’ll give you a guide when quoting. Around Little Hadham, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. We only go where it’s safe.
- We agree the area to be tested.
- We get the roof ready for testing.
- Testing runs across the agreed area.
- Each breach found is located and recorded.
- You receive the results to pass to your roofer.
Before we arrive
- Make sure the loft hatch can be reached
- Mention any parking restrictions on your street
- Make a note of anything you’d like us to look at

Advice
Why get it checked now?
Water trapped under a membrane can soak insulation and decking. Locating it early helps limit the damage. For an older or listed building in a place like Little Hadham, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.
Every price we give includes VAT. We quote electronic leak detection for each roof, as the method and time depend on the roof. We confirm the price for the job before booking.
