About our roof survey in Green Tye
Three packages cover most roofs: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all inc. VAT. The Basic Survey gives a visual inspection, photographs and written recommendations. Standard and Premium go further, such as moisture detection, a structural check, thermal imaging and a drone where it applies. Each one comes with a written report. We survey clay and concrete tiles, chimney stacks and ridges, hips and valleys, and common reasons people get in touch are cracked or blistered flat roof coverings and loose chimney pots.
Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.
Nothing in the report is left vague: where something needs attention, it says so plainly.

How it works
The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect about one to two hours for most homes, depending on how many separate roofs there are. Older rural homes like those around Green Tye can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.
- We start by hearing what you’d like checked and why.
- We arrange a day that suits you, including weekends.
- We look at the roof from every safe vantage point, inside and out.
- We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
- We email a photo-illustrated written report and recommendations.

Green Tye homes and their roofs
Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. Whichever you have, the details that tend to fail before the covering itself get the closest look. About 1.3 miles north-west lies Much Hadham Palace, a reminder of how long the area around Green Tye has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.
If you own a rental within reach of Bishops Stortford station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. The streets around a church such as Church of St Thomas are often among the oldest in a place, and if your home is one of the older ones nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
Green Tye is about 3 miles south-west of Bishop's Stortford, in Hertfordshire. From houses to flats and shops in Green Tye, we can survey the roof. Green Tye is one of the towns and villages in Hertfordshire we cover for roof surveys. You can also see our page for Chelmsford.
Surveys in SG10 are booked the same way as anywhere else. Within a short drive, we also cover Stevenage (13 miles west), Bishop's Stortford (3 miles north-east), Welwyn Garden City (13 miles west), Hoddesdon (8 miles south-west), Cheshunt (11 miles south-west) and Hatfield (15 miles west).

Honest limits
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- A promise that the roof won’t leak in future
- Whether the roof structure meets design loads
- What’s under the slates, tiles or felt

Checking the roof from ground level
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
Green Tye questions
Can a landlord with a rental near Bishops Stortford station book a roof survey?
Yes, that’s a common request. We just need to know who will give access, and the report can go straight to you or your agent.
How do I find out if my home in Green Tye is listed?
The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you use drones?
Where it’s applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.
Is Green Tye in your area?
Yes. Our area covers London and South East England, Green Tye included.
Is your survey a structural engineer’s report?
No. Our survey looks at the condition of the roof, and the Standard and Premium packages include a structural check. It is not a structural engineer’s report and doesn’t include calculations.
What does a roof survey cost?
Our price is from £150, including VAT. What you pay for your roof depends on its size, height, access and the package.

Tips from our surveys
Small things make a difference, both for the survey and for the roof itself. Some pointers:
- Gather any paperwork for past roof work
- Clear the loft hatch area before we arrive
- Leave roof access to professionals
- Include dormers, porches and garages when booking
Keep the report with your property records. It gives you something to compare against later, and buyers may ask about the roof when you sell.
Every so often, look in the roof space with a torch, keeping to boarded areas. Look for water marks, damp wood and chinks of light. Photograph anything new.
Different roofs, different checks
Clay plain and peg tiles
Handmade and machine-made clay tiles are long-lasting. We check for cracked, slipped and missing tiles, and for spalling where the surface has flaked.
Concrete interlocking tiles
Ridge and verge mortar on concrete tile roofs can crack and fall away. We check for loose ridge tiles and missing mortar.
