How a roof survey works in Widford

Most houses have more than one roof to look at. Rear extensions, dormers, porches and garages often have flat roofs. They’re included alongside the main roof, looking for ponding, splits, blisters and worn upstands. Flat roofs frequently need attention long before the main roof, so they deserve a close look. Felt often lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. If you’ve noticed blocked, sagging or leaking gutters and flashings that have come away from the wall, we can find out what’s behind it, on flat roofs, ridges, hips and valleys and chimney stacks alike.

In a village or hamlet like Widford, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Local roofs in Widford

Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

When to book a survey in Widford

Weather is the main thing that wears a roof down. Wind lifts loose slates, tiles and ridge pieces, and rain finds any gap it can. Small faults that start this way grow over time.

Most people get in touch after spotting one of these:

  • Standing water on a flat roof
  • Loose ridge or hip tiles
  • Leaning or weathered chimney stacks
  • Gaps in the roof where coverings have gone

Take a building like Widford School: large buildings have long gutter runs and big roofs that need checking like any other.

Before you book anyone

  • Which limits apply to the survey
  • Will the report include photos?
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Which parts of the roof they’ll actually see

What to expect from a roof survey

Why act early in Widford

Leaving it means relying on what you can see from the ground. You might pay for work that does not fix the real problem, or miss the fault that matters. A survey tells you what actually needs attention. Older and listed buildings around Widford may need consent and matching materials for repairs, so leaving a defect until it is urgent leaves less time to plan.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Roof survey starts from £150, including VAT.

What you get with us

What we do, step by step

The visit typically starts outside and finishes in the loft: outside views come first, then the roof space if there’s safe access. In total, it takes roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. In a hamlet or village like Widford, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Before we arrive

  • Have any questions written down, so nothing gets missed
  • If the roof is shared, arrange access with whoever manages the building
  • Point out any leaks or damp patches

FAQs for Widford

Does a conservation area affect roof work in Widford?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is Widford within the area you cover?

Yes, Widford is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Do you use drones?

Where it’s applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Can you inspect a terraced or semi-detached roof?

Yes. We inspect what the owner gives us access to. Where a defect looks to be on the neighbour’s side, the report says so.

Will you climb onto the roof?

Only when it’s safe. We also use views from ground level, windows and the loft space, and Premium includes a drone where applicable.

How much does a roof survey cost in Widford?

Prices start from £150, including VAT. The final figure depends on the roof and the package you choose, and it is agreed before booking.

Will the report say how many years my roof has left?

We do not put a figure on it, since the fixings, underlay and maintenance all play a part. What we do is explain the roof’s condition and what to deal with first.

What a roof survey doesn’t cover

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • Defects hidden under coverings or inside walls without opening up
  • Structural calculations (that’s a structural engineer’s job)

If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer. What our survey covers.

How we price roof surveys

A few things affect what a survey costs:

  • Which survey package you book
  • Extensions, dormers and garages with roofs of their own
  • Roof area
  • Whether it’s a home or a commercial building

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.

Getting in touch

A little information up front helps. It’s useful to include:

  • What’s prompted the survey
  • The type of building and roof, such as pitched or flat
  • Any stains, drips or damp patches you’ve seen indoors
  • The address and postcode of the property

Getting a price is simple: just ring 07833 053749 or drop us an email, tell us about the property and we will point you to the right survey. We confirm the price before anything is booked.

Should I look at the roof myself first?

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
