Pre-purchase roof survey in Chells: what you get
The roof is one of the most expensive parts of a home to repair, and one of the hardest for a buyer to see. A pre-purchase roof survey looks at it closely before you are tied in. We check the slates or tiles, the ridges and valleys, the flashings, the chimneys and the gutters, and the roof space where it is safe to get in. You get a written report with photos. We survey gutters and downpipes, natural slate and clay and concrete tiles, and the problems we are asked to look at most are roof slopes that look uneven or sagging and slates or tiles that have slipped or gone.
Smaller places like Chells often have bungalows and cottages as well as houses, many of them extended or given dormers over the years. Even on a low roof, dormers, valleys and flat-roofed additions need a careful look. That applies whether you’re buying in Chells or checking a new roof there. Lead around a dormer and the edges of a flat roof are common places for snags and wear alike.
How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What happens if roof problems are left?
When a chain is moving fast, a roof survey can feel like one more delay. We visit seven days a week, and the Premium Survey report arrives the same day, so it can fit around a tight timetable. With lower homes, common in places like Chells, there’s little between a roof defect and the ceiling, so a small leak can mark a ceiling within a few storms. Catching the cause first saves redecorating as well.
Our price is from £150, including VAT. What you pay depends on the size and height of the roof, how it can be seen safely and the package you choose.

Local roofs and buyers in Chells
Stevenage, which Chells is part of, is one of England’s post-war new towns. Homes from the post-war decades are common in the new towns, many with low-pitched roofs in concrete tiles and flat-roofed garages or porches. Whether you’re buying or replacing a roof, low pitches and flat-roofed additions deserve a careful look. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.
The streets around a church like St Hugh & St John are often among the oldest in a place, and if you own one of the older houses nearby, older patch repairs can hide behind a tidy front slope, and the survey looks past them. With Aston Bury about 2.4 miles south, the area around Chells has a long history. When you buy an older home, the roof’s age, past repairs and any listing all affect what you might spend later. If you own a rental within reach of Stevenage station, a roof report gives you a clear picture before you buy or settle up with a roofer.

How we price pre-purchase roof surveys
To price your survey, we look at:
- The roof’s overall size
- The package you choose: Basic, Standard or Premium
- Chimneys, valleys, parapets and other details
- Extensions, dormers and garages with roofs of their own
Every price we give includes VAT. Prices start from £150, including VAT. We confirm the price for your roof before booking.
Getting in touch
Before you get in touch, it helps to have:
- Any photos you have, taken from ground level or a window
- How the loft is reached, if there is one
- Your postcode, so we can check access and travel
- Where any leaks, stains or damp patches show inside
Once you know what you need, ring 07833 053749 or email us. We’ll suggest a package, agree the price and find a date, weekday or weekend.
When you need someone else
No survey can tell you everything, and we’d rather be clear about that before you book. Bear these in mind:
- Faults hidden behind ceilings, boards or coverings
- A valuation or a promise of a lower price
- Walls, floors, services and rooms below the roof
If in doubt, call 07833 053749 or use the contact form and we will suggest the right survey. What our survey covers.
Roof types and parts we check
- Chimney stacks
- Flat-roofed extensions and dormers
- The roof space
- Natural slate
- Gutters and downpipes
- Clay and concrete tiles
- Lead flashings and valleys
What we look for on each type of roof
Clay and concrete tiles
Tiled roofs often last half a century or longer. Cracked, slipped or missing tiles are noted, along with odd replacement tiles that hint at earlier leaks.
Gutters and parapets
Some older terraces have a butterfly roof with a central valley gutter. If yours does, we check that gutter and where it drains.
How it works
The visit has one job: to look at the roof as closely as is safe and record what we find. Notes and photographs go into the written report. It normally takes an hour or two at a typical house, with time for the loft where it can be reached. In a smaller place like Chells, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can often be seen well from the ground, and the loft shows the rest.
- After your offer is agreed, you book and share your timetable.
- We arrange access with you, the agent or the seller, including the loft.
- The visit begins outside, from ground level and any safe vantage points.
- We then look from upstairs windows and inside the loft where it is safe.
- The report is emailed with photos and recommendations, ready to use before exchange.
Getting ready for the survey
- Buyers: confirm access with the estate agent or seller
- Leave side gates unlocked
- For a flat or shared roof, check access with whoever owns or manages the building

Advice
Questions from Chells
My home in Chells has a flat-roofed garage or porch. Is it worth having that looked at?
Yes, if you’d like it included, mention it when you book. Cement sheet roofs on buildings from before 2000 may contain asbestos, so a specialist asbestos surveyor should check before they’re disturbed.
Do you cover smaller places like Chells?
We do. A small place gets exactly the same survey as a big one.
Do I have to be there for the survey?
If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access as you book.
Can you survey at the weekend?
Surveys run on weekdays and at weekends. To arrange a date, ring 07833 053749 or drop us an email.
Do you use drones?
Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.
How experienced are you?
Over 20 years and more than 5,000 surveys.
Can you survey a shared roof?
Yes. Shared roofs just need a little more planning. Mention it when you contact us and we’ll explain what’s needed.
