Thermal roof surveys for homes and businesses in Maple Cross
Thermal imaging is often most useful on flat roofs, from small extensions to large commercial roofs. Patterns can suggest where water is trapped under the covering. Pitched roofs with slates or tiles are often harder to read, because of the air space beneath, so we combine the camera with an inspection from the loft where there is safe access. We survey flat roofs, commercial roofs and ceilings below the roof, and common reasons people get in touch are areas of a flat roof that may hold water and ceilings that feel colder in places.
Somewhere as small as Maple Cross, older roofs are often steep and partly hidden by trees or outbuildings. A drone and a thermal camera each give a view you cannot get from the ground. Both the forecast and the airspace are checked first, and the journey is planned ahead of time. Older roofs with steep slopes and tall chimneys are where the extra view helps most.
The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Tips that help
Over many surveys, some simple habits stand out as worth the effort:
- Note where damp appears and after what weather
- Leave the roof to people with safe access
- Heat the home normally on the days before
- Remember the conditions on the day affect the results
Where a pattern cannot be confirmed, the report says what could help, such as electronic leak detection or opening up a small area.
Have small defects in the covering fixed early. Once water gets under a membrane, it can travel far before it appears inside.

Airspace, weather and Maple Cross roofs
Denham Aerodrome is about 3 miles from Maple Cross. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. Steep or complicated roofs are often hard to see from the ground, which is where aerial photos and thermal images help.
Anyone responsible for a site like Maple Cross Junior Mixed Infant and Nursery School will know that thermal images can show where wet insulation sits under a big flat roof. If you live in an older home near Church of St Thomas of Canterbury, thin or patchy insulation under an old roof often shows up clearly on a thermal image. With Chenies Manor House about 3.7 miles north, the area around Maple Cross has a long history. Older roofs nearby can be steep and hard to see from ground level, and a survey from the air or with a thermal camera does not touch the roof itself.

How we price thermal roof surveys
Several things affect the price of a survey:
- How many separate roofs there are, such as extensions, dormers and garages
- The shape of the roof and its details
- The size of the roof
- If the survey needs thermal imaging or a drone
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
Booking your survey
These details help when you contact us:
- The style of property, from a terrace to a block
- Where the property is, with the postcode
- What’s prompted the survey
- Any stains, drips or damp patches you’ve seen indoors
Every survey is priced before it is booked, so you know where you stand. Thermal roof survey starts from £400, including VAT. For a price for your roof, ring 07833 053749 or drop us an email.
What we cannot see
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Readings unaffected by sun, shade or reflections
- Hidden layers that need to be opened up to check
- Confirming water without moisture readings
Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we’ll tell you before booking. What a survey covers and doesn’t.
Roof types and parts we check
- Ceilings below the roof
- Pitched roof slopes
- Flat roofs
- Insulated roof spaces
- Commercial roofs
- Loft conversions
How the survey works
We do not take risks to get a closer look. We inspect everything that’s safely in view, and anything we can’t see is noted in the report. Most visits take about one to two hours on an ordinary house; commercial roofs usually need 3–4 hours. Cottages and farmhouses around Maple Cross often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.
- First we discuss the roof, any damp and the forecast for the visit.
- The roof is inspected visually from safe positions.
- Thermal images are taken across the roof and, where there is safe access, in the loft.
- Patterns that stand out are checked with moisture readings.
- The report pairs each thermal image with a photo and explains what it suggests.
How to prepare
- For flats, check roof access has been agreed
- Have any paperwork from past roof work to hand
- Clear the way to the loft hatch

Maple Cross: your questions answered
Is drone flying allowed in Maple Cross?
The answer turns on the exact location and the conditions on the day. Maple Cross is about 3 miles from Denham Aerodrome, so the Drone Safety Map is checked for restrictions around it before we fly. A small drone cannot fly safely in strong wind or heavy rain, though the rest of the survey goes ahead either way.
How do I find out if my home in Maple Cross is listed?
We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Can you check my loft insulation with a thermal camera?
Thermal images can suggest where heat is escaping and where insulation may be missing. The survey isn’t an energy rating or a heat loss calculation, but the report shows where to look more closely.
How does a thermal imaging roof survey work?
A thermal camera shows differences in surface temperature. Those patterns can point to trapped moisture, missing insulation or heat loss. Findings are checked with moisture readings.
Can a thermal camera see water?
Not directly. It shows temperature, and wet materials often behave differently from dry ones. That is why we check any patterns with moisture readings.
Do you cover Maple Cross?
Yes. Our area covers London and South East England, and that includes Maple Cross.
Can you give me structural calculations?
No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.
What happens if roof problems are left?
Wet insulation under a flat roof does not dry out on its own while the covering stays on. In time, it stops insulating properly and can damage the deck. Finding them early can mean a smaller job. In a place like Maple Cross, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.
A Basic Survey starts from £150, with VAT included. The Standard Survey starts from £250 and the Premium Survey from £400. You’ll know the price for your roof before booking.
