Thermal roof survey in Childwick Green: what you get

Thermal imaging is part of our Premium Survey, which starts from £400. You also get a drone inspection where applicable, structural analysis and a report on the same day. There’s an in-person consultation as well, plus a follow-up 12 months later. To book, just ring 07833 053749 or send us an email with the address and what you’ve noticed. Larger commercial roofs are quoted for their size. We survey insulated roof spaces, ceilings below the roof and pitched roof slopes, and common reasons people get in touch are missing or slipped insulation and leaks that are hard to trace.

In a village or hamlet like Childwick Green, roofs can be steep, old and hard to see from the lane. A drone and a thermal camera each give a view you cannot get from the ground. Weather and airspace are looked at ahead of the visit. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

If any part of the roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

What we look for on each type of roof

Pitched slate and tile roofs

Slate and tile roofs are frequently harder to read with a thermal camera, because of the air space beneath. We back up what the camera shows with a look in the loft where we can.

Single-ply and EPDM roofs

Thin membranes can show patterns from the layers beneath. Shiny surfaces can reflect heat, so we take care reading the images.

What we can’t see

In fairness, a roof survey has limits:

  • A structural engineer’s assessment
  • An energy rating for the building
  • Readings unaffected by sun, shade or reflections

If in doubt, phone 07833 053749 or drop us an email and we’ll recommend the right survey before you book. What our survey covers.

  • Insulated roof spaces
  • Loft conversions
  • Commercial roofs
  • Ceilings below the roof
  • Pitched roof slopes
  • Flat roofs

Common questions in Childwick Green

Do you cover Childwick Green?

Yes. We survey roofs across London and the South East, and Childwick Green is part of that. You can call 07833 053749 or send us an email with the address and a few details, and we’ll talk through which survey suits.

Does a conservation area affect roof work in Childwick Green?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Does the weather affect a thermal survey?

Conditions on the day affect the results. A sunny day beforehand, a dry surface and calm air all help. Rain and strong wind can make the images less clear, so we discuss the forecast when booking.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

How long have you been surveying roofs?

We have more than 20 years’ experience and have completed over 5,000 surveys.

Is thermal imaging good for finding leaks?

Thermal imaging can help, alongside other checks. The results depend on conditions on the day. If the source cannot be confirmed, we’ll say what could help next, such as electronic leak detection.

Can thermal imaging show missing insulation?

Thermal images can suggest where heat is escaping and where insulation may be missing. The survey isn’t an energy rating or a heat loss calculation, but the report shows where to look more closely.

Checking the roof from the ground

It is useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Why get it checked now?

Thermal images can suggest the extent of wet areas without cutting into the roof. It helps when deciding whether to patch an area or replace the roof. In a small place like Childwick Green, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 inc. VAT. We can help you choose the package that fits what you want to find out.

Tips that help

Over many surveys, some simple habits stand out:

  • Clear leaves from outlets and gutters each autumn
  • Let us know where and when you’ve seen damp or stains
  • Take photos of stains as they appear, so we can compare
  • Heat the home normally on the days before

Where a pattern cannot be confirmed, the report says what could help, such as electronic leak detection or opening up a small area.

Consider a repeat survey after major work on the roof, when the conditions are suitable.

What we do, step by step

You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll take it from there. A typical survey takes roughly 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Cottages and farmhouses around Childwick Green frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. We look over the roof from wherever it is safe.
  3. Thermal images are taken across the roof and, where there is safe access, in the loft.
  4. We take moisture readings where the images suggest a problem.
  5. Each image is set beside a normal photo and explained in the report.

Getting ready for the survey

  • Show us where any leaks or stains appear
  • Keep pets in another room
  • Gather any invoices or paperwork from past roof work

What a thermal roof survey looks like in Childwick Green

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

Older roofs nearby can be steep and hard to see from ground level, and a survey from above or with a thermal imager does not touch the roof itself.
