Thermal roof surveys for homes and businesses in Newnham

On a flat roof, wet insulation holds heat longer than dry insulation. That means a wet area can show up as a different temperature from the rest of the roof. It helps us see how far water may have spread under the covering, something you cannot typically tell from the surface. We then check those areas with moisture readings. If you’ve noticed areas losing heat at the eaves and junctions and thin or uneven insulation in the roof, a survey will tell you what’s going on.

Some older homes in villages like Newnham are listed or in a conservation area. A look from above or with a thermal imager does not touch the roof, so it’s a gentle way to see the condition of an old roof. Check with the council before planning any work on a listed building or one in a conservation area.

The report is written in plain words, so you do not need to be a roofer to follow it. Photographs show what each point refers to, with the urgent items made clear.

For landlords and managing agents

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer, so they’re priced to suit.

Landlords, agents and building managers in Newnham and across Hertfordshire can book any of our surveys. To discuss a property or a block, phone 07833 053749 or email us.

What we do, step by step

We don’t take risks to get a closer look. Everything that can safely be seen is inspected, and anything we can’t see is noted in the report. The survey normally takes about 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. Older roofs in small places like Newnham can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. We look over the roof from wherever it is safe.
  3. Thermal images are taken across the roof and, where there is safe access, in the loft.
  4. We take moisture readings where the images suggest a problem.
  5. Each image is set beside a normal photo and explained in the report.

How to prepare

  • If you’re buying, check with the agent that we can get in
  • Move anything stored under the loft hatch
  • Let us know about parking near the property

Advice

What a thermal roof survey looks like in Newnham

If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. Hinxworth Place, about 1.4 miles north, is one of the historic houses in the wider area around Newnham. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

If you look after a building like The Knights Templar School, big roofs are where close-up aerial shots and thermal images show the most at once.

Newnham: your questions answered

Does a conservation area affect roof work in Newnham?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Do you cover smaller places like Newnham?

Yes. Newnham is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route as you book.

Will the camera show exactly where the water is?

Not directly. It shows temperature, and wet materials frequently behave differently from dry ones. That is why we check any patterns with moisture readings.

How long will you be at the property?

It typically takes about 1–2 hours at a typical home, though large, tall or awkward roofs take more time. We will confirm the timing as you book.

Can you give me structural calculations?

No. We note visible signs such as sagging or deflection, but we are not structural engineers and do not carry out calculations. Where an engineer is needed, we say so in the report.

Will thermal imaging find my leak?

It can help narrow down where water may be getting in. Water can travel under a covering before it shows inside, and temperature patterns can help follow it. It is used alongside a close inspection and moisture readings, as the camera alone can’t prove a leak.

Will you walk on the roof?

Only when it’s safe. Safety comes first, and fragile or steep roofs cannot always be walked on. We use safe viewpoints, the roof space and a drone where it applies.

What affects the price in Newnham

Prices always include VAT. The things that change the price are:

  • If the survey needs thermal imaging or a drone
  • The height of the building and how the roof can safely be seen
  • House, block, shop or office
  • Whether you choose the Basic, Standard or Premium Survey

Prices start from £150, inc. VAT, for a Basic Survey. Standard is from £250 and Premium from £400. We confirm the exact price before booking.

Helping us price your survey

If you can, have these to hand when you contact us:

  • Any photos you have, taken from the ground or a window
  • Where the property is, with the postcode
  • Any marks or damp showing indoors
  • The kind of building and roof involved

Our phone lines are open seven days a week. To book or ask a question, ring 07833 053749 or drop us an email.

Roof by roof

Pitched slate and tile roofs

Thermal images of a pitched roof can still show heat loss patterns and some damp areas. We explain what can and can’t be read from them.

Single-ply and EPDM roofs

Because these membranes are thin, patterns from below often show. Shiny surfaces can reflect heat, so we take care reading the images.

When to book a survey in Newnham

Building owners and managing agents use thermal surveys to plan work on larger flat roofs. Patterns can point to wet areas and show which parts look sound, so we know where to take moisture readings.

Typical things we are asked to look at include:

  • Thin or uneven insulation in the roof
  • Damp patches with no obvious cause
  • Damp around chimneys and parapets
  • Ceilings that feel colder in places

If yours is one of the older homes in the streets near Church of St Vincent, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Before booking any roof surveyor

  • Will the report include photos?
  • Which parts of the roof they’ll actually see
  • Their report turnaround times
  • What insurance they carry

What a good roof survey covers

Why act early in Newnham

Repeated repairs that do not stop a leak are a sign the source hasn’t been traced. Thermal imaging with moisture readings can help narrow it down, rather than more guesswork. Older cottages and farmhouses around Newnham can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.

To find out what your survey will cost, phone 07833 053749 or drop us an email with the address and some details. The price is agreed before a date is set.
