Independent thermal roof surveys in Hook's Cross

Thermal roof surveys for homes and businesses in Hook's Cross

A thermal imaging roof survey uses a thermal camera to show differences in surface temperature across a roof. The patterns can suggest wet insulation, gaps in insulation or places where heat is getting out. It is important to know that the camera shows temperature, not water, so findings are checked with moisture readings. Thermal imaging is included in our Premium Survey, from £400. Conditions on the day affect the results, and the report explains how. We’re frequently asked to look into damp that repairs haven’t cured and damp where roofs meet walls and chimneys, across commercial roofs, loft conversions and insulated roof spaces.

In a village or hamlet like Hook's Cross, roofs can be steep, old and hard to see from the lane. A drone and a thermal camera each give a view you can’t get from the ground. Weather and airspace are checked before the visit, and the journey is planned ahead of time. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photo. You will see the good as well as the bad.

What a survey costs

Several things affect the price of a survey:

  • Extra roofs, like extensions, dormers or garages
  • The size of the roof
  • The height of the building and how the roof can be seen safely
  • The shape of the roof and its details

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. The price for your roof depends on its size, access and what you need to know.

What we need to know

To price your survey accurately, we will ask about:

  • The style of property, from a terrace to a block
  • Dates you’re working to, such as exchange
  • Pictures of the roof from a safe spot, if you have them
  • Where water is showing inside, if it is

Unsure which package suits your roof? The easiest way is to ring 07833 053749 or use the contact form and describe the roof and why you want it surveyed. We’ll explain the options and the price.

Your questions about thermal roof surveys in Hook's Cross

Do you cover smaller places like Hook's Cross?

Yes. Hook's Cross is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Do you cover Hook's Cross?

We do. The survey and report are the same in Hook's Cross as anywhere else.

How many surveys have you done?

Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We check the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Which survey includes thermal imaging?

It comes with our Premium Survey, which starts from £400. The Premium Survey also covers a full inspection, drone inspection where applicable, structural analysis and a report on the same day.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first. Mention it when you get in touch and we’ll explain what’s needed.

Can you use a thermal camera on a sloping roof?

It can help, but the results are often less clear than on a flat roof. The air space under slates and tiles can hide patterns, so we also look from the loft where it’s safe.

What a thermal roof survey doesn’t cover

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • A formal energy assessment
  • Clear results when the conditions on the day are poor
  • Confirming water without moisture readings

If you are not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer before you book. What our survey covers.

Different roofs, different checks

Felt and asphalt flat roofs

Water under felt or asphalt can stay hidden for years. Thermal imaging helps suggest where it is, when the conditions allow.

Pitched slate and tile roofs

Thermal images of a pitched roof can still show heat loss patterns and some damp areas. The report explains what the images can tell you and what they cannot.

What we do, step by step

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from every safe viewpoint, photograph what we find and make notes for the report. It normally takes roughly 1–2 hours at a typical home, or half a day or so for a commercial building. Somewhere as small as Hook's Cross, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. You tell us about the roof and any damp, leaks or cold rooms.
  2. We check the conditions and note how they may affect the images.
  3. We inspect the roof and take thermal images during the same visit.
  4. We back up the thermal patterns with moisture readings.
  5. The Premium report reaches you the same day, and we go through it with you in person.

Advice

Thermal roof surveys around Hook's Cross

Historic houses like Aston Bury, about 0.7 miles north, show how far back building in the area around Hook's Cross goes. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Older coverings on steep or tall roofs are hard to judge from below, so close-up aerial photos and thermal images help.

If yours is one of the older homes in the streets near Church of All Saints, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

When to book a survey in Hook's Cross

On big commercial and residential flat roofs, thermal imaging helps owners plan. It can suggest which areas may be wet and which seem dry, so we know where to take moisture readings.

Signs worth acting on include:

  • Gaps in loft insulation
  • Cold areas below the roof
  • Water getting in at parapets and stacks
  • Moisture around outlets and upstands

Anyone responsible for a site like Barnwell School will know that thermal images can show where wet insulation sits under a big flat roof.
