Roof by roof

GRP fibreglass roofs

GRP surfaces can be shiny, which affects thermal readings. We allow for reflections and confirm findings with moisture readings.

Pitched slate and tile roofs

On pitched roofs, slates and tiles over a ventilated space can mask what’s happening underneath. We back up what the camera shows with a look in the loft where we can.

Thermal roof surveys for homes and businesses in Knebworth

A thermal imaging roof survey uses a thermal camera to show differences in surface temperature across a roof. Those patterns can point to trapped moisture, missing insulation or heat escaping. It is important to know that the camera shows temperature, not water, so we check what it shows with moisture readings. It comes as part of our Premium Survey, from £400. The report also notes the conditions on the day, since they affect what the camera can show. If you’ve noticed gaps in loft insulation and water getting in at parapets and stacks, a survey will tell you what’s going on, whatever the roof.

Even in a smaller place like Knebworth, there may be airfields or restrictions nearby, so the Drone Safety Map is checked before any flight. Open ground can mean stronger wind, which also affects whether a small drone can fly. Neighbours’ privacy is part of planning each flight, along with the airspace and the weather.

The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photo. You will see the good as well as the bad.

Surveys for landlords and agents in Knebworth

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it when booking and we will plan the survey around it.

Letting agents and landlords in Knebworth book surveys as well as householders. The report gives you a dated record of the roof, with photographs.

Why act early in Knebworth

A damp patch that keeps coming back normally has a cause that hasn’t been found. Thermal imaging with moisture readings can help narrow it down, rather than more guesswork. In an older home around Knebworth, water from a roof defect can get into timber and plaster, which is far harder to put right than the roof fault itself.

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.

What we do, step by step

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes an hour or two at a house, including the thermal images, and around 3–4 hours for a commercial roof. Homes around Knebworth frequently have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we cannot get to. Inside, the loft is checked where it can be reached safely.

  1. We go through the roof, the problem and the weather expected on the day.
  2. We look over the roof from wherever it’s safe.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. We take moisture readings where the images suggest a problem.
  5. Each image is set beside a normal photo and explained in the report.

Preparing for the visit

  • If you’re buying, check with the agent that we can get in
  • If the roof is shared, arrange access with whoever manages the building
  • Check we can get to the back of the property

Before and after the survey

Here are a few things we’d tell any owner:

  • Keep a record of when stains appear
  • Move stored items away from the loft hatch
  • Clear leaves from outlets and gutters each autumn
  • Take photos of stains as they appear, so we can compare

After the visit, we put the thermal images, photos and moisture readings into one report. Each image is explained in plain words, with our recommendations. Premium reports are sent the same day.

Keep outlets and gutters clear so water drains off the roof quickly. Less standing water means less chance of it getting under the covering.

Knebworth questions

Does a conservation area affect roof work in Knebworth?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Is Knebworth in the area you cover?

Yes. We survey roofs across London and the South East, and Knebworth is part of that. You can ring 07833 053749 or email us with the address and some details, and we’ll talk through which survey suits.

What conditions are best for thermal imaging?

Conditions on the day affect the results. A sunny day beforehand, a dry surface and calm air all help. Rain and strong wind can make the images less clear, so we discuss the forecast when booking.

Can you survey a shared roof?

Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so whoever owns or manages the building needs to agree access. We inspect only the parts we’re allowed to reach.

Are you structural engineers?

No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

How do I arrange a thermal roof survey in Knebworth?

Just ring 07833 053749 or drop us an email. We’ll ask a few questions, confirm the price and agree a date.

How long is the visit?

It typically takes about 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. You will then get the report by email, on the timescale of your package.

What a thermal roof survey looks like in Knebworth

Historic houses like Knebworth House, about 1.3 miles north-west, show how far back building in the area around Knebworth goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Many roofs like these can’t be judged properly from the pavement, and that’s where a view from above or a thermal image earns its place.

Anyone responsible for a site like Knebworth Primary and Nursery School will know that thermal images can show where wet insulation sits under a big flat roof. For an older house near a landmark like Church of St Martin, thin or patchy insulation under an old roof frequently shows up clearly on a thermal image.

When you need someone else

Without opening up the roof, some things stay hidden, and that sets some limits:

  • What’s inside walls or under coverings, without opening up
  • Seeing water directly, as the camera shows temperature, not moisture
  • Clear results when the conditions on the day are poor

If you’re not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer. The full list of what we check.
