When to book a survey in Oaklands

Buyers sometimes want more than a visual look at the roof. The Premium Survey brings thermal imaging and a drone inspection where applicable, with a report the same day, which helps when timescales are tight.

Typical things we are asked to look at include:

  • Possible trapped moisture under a flat roof covering
  • Missing or slipped insulation
  • Damp where roofs meet walls and chimneys
  • Heat escaping through the roof

Anyone responsible for a site like Oaklands Primary School will know that a view from above covers a wide roof far faster than walking it.

  • Whether VAT is added on top
  • Whether the inside of the roof is included
  • What exactly goes into their report

What a roof survey includes

About our thermal roof survey in Oaklands

A thermal survey is not a quick fix for every roof problem. It shows surface temperature, and things like sun, shade, reflections and wind all affect the readings. We back up the images with moisture readings and a careful look at the roof. The report is clear about what the images show and what they don’t. If a finding cannot be confirmed, the report suggests a next step. If you’ve noticed possible trapped moisture under a flat roof covering and areas losing heat at the eaves and junctions, we can find out what’s behind it, whatever the roof.

Even in a smaller place like Oaklands, there may be airfields or restrictions nearby, so the Drone Safety Map is checked before any flight. Open ground can mean stronger wind, which also affects whether a small drone can fly. Each flight is planned with neighbours’ privacy in mind, as well as the airspace and the wind.

What you get is a clear record of the roof on the day we saw it. That makes it useful now and a handy reference later, for instance when you want to check whether anything has changed.

Tips from our surveys

A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:

  • Clear a path to the loft hatch before we arrive
  • Do not switch the heating off before the visit
  • Keep a record of when stains appear
  • Keep outlets and gutters clear to stop water sitting

You also get an in-person consultation with a Premium Survey, giving you the chance to talk through the images and findings. There is a 12-month follow-up too.

Keep an eye on ceilings under the roof for new stains. Catching a leak early stops insulation getting soaked.

DIY checks: what’s safe

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

What we do, step by step

After the inspection, everything we found is written up in a report with photos. As for time on site, it usually takes about one to two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. With a bit of garden around a house, as there frequently is around Oaklands, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. Inside, the loft is looked at where it can be reached safely.

  1. We start with the roof, its history and any signs of damp or heat loss.
  2. The weather and surface conditions are recorded.
  3. A full inspection and thermal imaging are carried out together.
  4. We back up the thermal patterns with moisture readings.
  5. You get the report the same day, with an in-person consultation to follow.

Before the survey

  • For a flat or shared roof, check access with the building owner or managing agent
  • Keep pets out of the way during the survey
  • Make sure the loft hatch can be reached

What affects the cost of thermal roof surveys

Several things affect the price of a survey:

  • Extensions, dormers and garages with roofs of their own
  • House, block, shop or office
  • The roof’s overall size
  • Whether thermal imaging or a drone is needed

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.

What we need to know

To price your survey accurately, we will ask about:

  • Any marks or damp showing indoors
  • How the loft is reached, if there is one
  • Where the property is, with the postcode
  • Any photos you have, taken from the ground or a window

When you’re ready to go ahead, ring 07833 053749 or send us an email. From there it’s a case of choosing a package, agreeing the price and fixing a day.

Roof by roof

Parapets, valleys and junctions

Problems where roof slopes and walls meet are frequently hidden. We combine a close visual check with the thermal images.

Felt and asphalt flat roofs

On felt and asphalt flat roofs, wet insulation can show as a temperature difference across the surface. We check those patches with moisture readings.

What a thermal roof survey looks like in Oaklands

Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Where a roof is steep, tall or hard to see from ground level, drone photos and thermal images add detail.

For an older house near a landmark such as Church of St Michael and All Angels, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help. Digswell House lies about 1.8 miles south, so building around Oaklands goes back a long way. A drone or thermal survey doesn’t involve any work on the roof, which suits older buildings.

Oaklands is about 3 miles north of Welwyn Garden City, in Hertfordshire. Whether the building in Oaklands is a house, a flat or a commercial unit, we can survey the roof on a weekday or at the weekend. Our Hertfordshire coverage includes Oaklands and the places around it. Here we cover the AL6 postcode area for thermal roof surveys. If you need a thermal roof survey at a property on Briary Wood End, Lower Mardley Hill and Heathbrow Road or a nearby road, we can help. We also work in nearby towns such as Watford (15 miles south-west), Hemel Hempstead (13 miles south-west), Stevenage (5 miles north), St Albans (9 miles south-west), Bishop's Stortford (15 miles east) and Welwyn Garden City (3 miles south).

FAQs for Oaklands

How do I find out if my home in Oaklands is listed?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

What does a thermal roof survey show?

A thermal camera shows differences in surface temperature. Those patterns can point to trapped moisture, missing insulation or heat loss. Findings are checked with moisture readings.

What’s in the survey report?

Written findings with photos, covering the condition of the roof, the defects we found and what we recommend, in order of urgency where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

How long have you been surveying roofs?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and South East England.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.
