Thermal roof surveys in Datchworth

Why get it checked now?

Before replacing a large flat roof, it helps to know how much of it is actually wet. Thermal imaging, checked with moisture readings, gives a clearer picture before you commit. Outbuildings and barns around Datchworth are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 with VAT included. We will tell you which package suits the questions you have.

Thermal roof survey in Datchworth: what you get

A thermal survey isn’t a quick fix for every roof problem. Sun, shade, reflective surfaces and wind can all change what the camera shows. We back up the images with moisture readings and a careful look at the roof. Our report says plainly what the camera picked up and how sure we can be. Where something can’t be confirmed, we say what would help next. We survey flat roofs, ceilings below the roof and loft conversions, and the problems we’re asked to look at most are water that travels before it shows and damp around roof outlets and upstands.

Some older homes in villages like Datchworth are listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, which suits a building where any change needs care, before anyone decides what work it needs. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Checking the roof from the ground

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Tips from our surveys

There’s plenty you can do without going near the roof. What helps most:

  • Note where damp appears and after what weather
  • Use the report as a baseline for later checks
  • Clear a path to the loft hatch before we arrive
  • Talk to us about the weather when booking

You can pass the report to a roofer so they can see where the problem areas seem to be. Each thermal image is matched to a normal photo, so the areas are easy to locate.

Consider a repeat survey after major work on the roof in suitable weather.

Roof by roof

Pitched slate and tile roofs

Inside the roof space, thermal images can help with damp around stacks, valleys and roof windows. Findings are checked with moisture readings.

Loft insulation

In the loft space, the camera can pick up gaps and thin areas of insulation. We inspect the loft where it can be reached safely.

Thermal roof surveys around Datchworth

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Steep or complicated roofs are frequently hard to see from ground level, which is where close-up aerial shots and thermal images help. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

With Aston Bury about 1.9 miles north, the area around Datchworth has a long history. A drone or thermal survey doesn’t involve any work on the roof, which suits older buildings. Take a building like St Michael's Woolmer Green CofE VA Primary School: big roofs are where photos from the air and thermal images show the most at once. Take an older house close to Church of All Saints: older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help.

What we do, step by step

When we arrive, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can be seen safely, from the ground, from windows, in the roof space and by drone where it applies. The survey usually takes an hour or two at a house, including the thermal images, and around 3–4 hours for a commercial roof. Around Datchworth, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We start by discussing the roof, any signs of damp and how the weather may affect the images.
  2. The roof is inspected visually from safe viewpoints.
  3. A thermal camera records how the surface temperature varies across the roof.
  4. Any patterns of interest are checked with moisture readings where we can reach them.
  5. The report sets out the images, what they suggest and what we recommend.

Before the survey

  • If you’re buying, let the agent know when we’re coming
  • For a flat or shared roof, check access with the freeholder or managing agent
  • Dig out any old roof reports or invoices

Advice

FAQs for Datchworth

Do you cover Datchworth?

Yes, Datchworth is within the area we cover. Our area covers London and the South East. You can call 07833 053749 or drop us an email with the address and some details, and we will talk through which survey suits.

Do you cover smaller places like Datchworth?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Does the weather affect a thermal survey?

Conditions on the day affect the results. A sunny day beforehand, a dry surface and calm air all help. Rain and strong wind can make the images less clear, so we discuss the forecast when booking.

Can thermal imaging show missing insulation?

It can show temperature patterns that point to missing or thin insulation. The difference is clearest when the building is heated and it’s colder outside. We look from the loft as well, where there is safe access.

Can you tell me if my roof has asbestos?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

Which days do you carry out surveys?

We carry out surveys on weekdays, Saturdays and Sundays. To arrange a date, phone 07833 053749 or send us an email.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.
