Chimney survey in Oaklands

Chimney stacks take more weather than almost any other part of a house. In time, flaunching cracks, mortar washes out and flashings come loose. That lets water into the brickwork, which can show up as damp on a chimney breast or in the roof space. We record what we find with photographs and recommendations. We’re often asked to look into gaps where the stack meets the roof and loose, cracked or missing pots, on chimney breasts, lead flashings and chimney pots and cowls.

Houses in smaller places like Oaklands can face open ground, where wind and driving rain hit the roof harder. That weather tells first on ridges, verges, chimneys and flashings. Checking those edges shows whether anything has begun to work loose before it lets water in. Once one ridge tile or slate moves, wind gets under the next one too.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Can I check my roof myself?

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where applicable.

How it works

Safety comes first on every visit. We inspect everything that’s safely in view, and anything we can’t see is noted in the report. Most visits take roughly 1–2 hours for most homes, a little longer where there are several stacks. A visit to a smaller place like Oaklands is no different on the day: outside, inside and from any safe vantage point, in that order. It helps to show us anything you’ve already noticed.

  1. We go through the chimneys, any damp and any work done on them.
  2. We check every stack from wherever it can safely be seen.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. The report, with photos and recommendations, is emailed to you.

Getting ready for the survey

Advice

What affects the cost of chimney surveys

All our prices include VAT. What changes the price is:

  • The package you choose: Basic, Standard or Premium
  • The height of the building and how the roof can safely be seen
  • How big the roof is
  • How many separate roofs there are, like extensions, dormers and garages

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.

What we need to know

We will usually ask about:

  • Any marks or damp showing indoors
  • The kind of building and roof involved
  • Access details, like a loft hatch or a shared roof
  • Photos of the roof, taken safely from ground level or a window

Booking is simple: just ring 07833 053749 or send us an email, tell us about the property and we’ll point you to the right survey. We confirm the price before anything is booked.

What we’re asked to look at in Oaklands

The flaunching on top of a stack holds the pots in place and sheds water. Cracked flaunching lets water in, and each winter makes it worse. Loose pots can follow.

We’re frequently asked to look at:

  • Pots or cowls that look unsafe
  • Gaps in the mortar around the pots
  • Flashings pulling away from the stack
  • Redundant stacks capped without ventilation

The streets around a church such as Church of St Michael and All Angels are often among the oldest in a place, and if you own one of the older houses nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

What to expect from a roof survey

Chimney surveys in Oaklands: local notes

The wider area around Oaklands has a long history of building, with Digswell House about 1.8 miles south. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Knowing the covering helps explain which parts of a roof are likely to need work first.

Anyone responsible for a site like Oaklands Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other. If you let a flat or house near Welwyn North station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

What we look for on each type of roof

Brick stacks

Frost can damage bricks that have soaked up water, making the faces flake away. We record any we can see.

Chimney breasts and the loft

Damp patches on chimney breasts often point to a problem above. We look at them and at the stack in the loft where there is safe access.

Oaklands questions

Is Oaklands within the area you cover?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Can a landlord with a rental near Welwyn North station book a roof survey?

Yes, landlords and agents are among the people we work for. You can ring 07833 053749 or send us an email with the address and what you need.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Do I have to be there for the survey?

Not always. If we only need the outside, we can agree that in advance, but anything inside needs someone there to give access.

What does the report include?

Written findings with photographs, covering the condition of the chimney stack, the defects we found and what we recommend. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.

How much does a chimney survey cost in Oaklands?

Prices start from £150, including VAT. We confirm the exact price before you book, and it depends on the roof’s size, access and the package you choose. For a price, call 07833 053749 or drop us an email.

How long is the visit?

Time on site depends on the roof; most visits take an hour or two for most houses, and longer for a large or complex roof. The written report follows by email.

Before and after the survey

Over many surveys, some simple habits stand out as worth the effort:

  • Remove aerials or dishes from the stack if they’re no longer needed
  • Ask for ventilated caps on redundant stacks
  • Keep track of stains on chimney breasts
  • Book a sweep for flues that are in use

Once we’ve been, the findings are written up with photos. It covers the pots, flaunching, pointing, brickwork and flashings, and any damp we found inside. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Have aerial and dish brackets on the stack checked, and moved if they’re working it loose. Removing unused fixings takes strain off the brickwork.
