New roof snagging for homes and businesses in Oaklands

A new roof needs to breathe. We look for ridge, eaves or tile vents where they’ve been fitted, and check the roof space for signs of condensation. What we see goes in the report. Without enough airflow, a roof space can suffer from condensation, which is easier to put right while the roofer is still involved. We record what we see. We’re often asked to look into untidy or loose verge details and broken coverings left on a new roof, across new-build homes, ridges and verges and loft conversions and dormers.

Houses in smaller places like Oaklands can stand more in the open than those in a built-up town, which can mean more wind and rain on the roof. Loose ridge tiles, lifted coverings and tired flashings are the kind of things that show it. For a purchase or a new roof, those exposed edges are looked at closely. On an exposed roof, a loose ridge or verge soon becomes a bigger job.

Nothing in the report is left vague: if work is needed, the report says so clearly.

Why it’s worth a survey now in Oaklands

A clear list of snags makes the conversation with your roofer easier. It keeps things factual. Around Oaklands, leaves and moss in gutters lead to overflowing water and damp walls, particularly where trees overhang. It is easy to sort the cause early and slow to dry a damp wall.

Every price we give includes VAT, and the report isn’t charged as an extra. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What happens on the day

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. A typical visit takes about 1–2 hours for most homes, depending on how much new work there is to check. Parking around Oaklands is typically easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside, while taller roofs may need other vantage points or the drone where applicable.

  1. First, we note any deadlines and concerns.
  2. We inspect as far as safe access allows.
  3. We work through ridges, verges, valleys and flashings.
  4. Debris and damage to other parts are recorded.
  5. You receive a report to share with your roofer.

Preparing for the visit

  • Clear the way to the loft hatch
  • Tell us about parking before the day
  • Keep pets inside or away from the areas we’re looking at

Before and after the survey

A survey works best with a little help from you, before and after. Tips:

  • Keep the contract and invoices together
  • Check before your warranty period ends
  • Look for marks or cracks left by the work
  • Watch for drips in the roof space with care

After the snags are sorted, watch the roof in the next heavy rain. Raise any new signs of water with your roofer promptly.

Keep an eye on the roof and ceilings in the first months. Early signs are easier to raise while the work is recent.

Honest limits

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Whether the roof will leak in future
  • Estimates of what fixes will cost
  • Areas out of view from every safe vantage point

If you are not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer. What our survey covers.

What this survey covers

  • Loft conversions and dormers
  • New flat roofs
  • Flashings and valleys
  • Ridges and verges
  • New-build homes
  • Replacement roofs

DIY checks: what’s safe

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.

New roof snagging in Oaklands: local notes

Digswell House, about 1.8 miles south, is one of the historic houses in the wider area around Oaklands. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. For a purchase or a newly finished roof, the materials decide which details matter most.

If you let a flat or house near Welwyn North station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full. If you own one of the older houses in the streets near Church of St Michael and All Angels, the roof may have had decades of patch repairs, and the survey shows where they are.

Oaklands questions

How do I find out if my home in Oaklands is listed?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Is Oaklands within the area you cover?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Which days do you carry out surveys?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Tell us which days suit you as you book.

How many surveys have you done?

We have completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.

Will you walk on the roof?

Not unless it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and anything out of sight is recorded in the report.

Do you check new-build roofs?

Yes, the inspection works the same as for a re-roof. You get a photo report of any snags to raise with the builder.

Do you need to get into the loft?

Usually, if there’s one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.
