What we’re asked to look at in Temple Dinsley

Not every roof problem shows on the surface. Wet insulation, gaps in insulation and heat loss are often invisible from outside. Thermal imaging gives us another way to look for them.

Signs worth acting on include:

  • Stains that keep coming back
  • Water getting in at parapets and stacks
  • Cold areas below the roof
  • Thin or uneven insulation in the roof

If your house is among the older ones in the streets near Church of St Martin, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that is where a view from the air or with a thermal camera helps.

Questions to ask before booking

  • How soon the report will arrive
  • Which parts of the roof they’ll actually see
  • Which limits apply to the survey
  • Whether the price includes VAT

What to expect from a roof survey

Thermal roof survey in Temple Dinsley: what you get

Your report sets out the thermal images alongside ordinary photos, making it clear where on the roof each pattern is. Each one comes with an explanation, the moisture readings and our recommendation. With a Premium Survey, the report reaches you the same day. You can talk the findings through with us at the in-person consultation. There is a 12-month follow-up as well. If you’ve noticed leaks that are hard to trace and moisture around outlets and upstands, we can find out what’s behind it, on loft conversions, ceilings below the roof and commercial roofs alike.

In a small place like Temple Dinsley, open ground can mean strong wind. High wind or heavy rain stops a small drone flying, and calm conditions also suit thermal imaging best. The visit is planned around the forecast, along with the journey and access. If the day turns windy or wet, the visit can be moved.

We write the report in plain English, so it makes sense without any roofing background. Photos show what each point refers to, with the urgent items made clear.

Useful tips for Temple Dinsley property owners

Getting the most from a thermal roof survey starts before we arrive and carries on afterwards. Some tips:

  • Keep a record of when stains appear
  • Ask us about the forecast if rain is expected
  • Check outlets after heavy rain
  • Check from ground level or a window, never by climbing

We note the weather and surface conditions, and how they may have affected the results. That way you know how much weight to give each finding.

Check that loft insulation is laid evenly and hasn’t been pushed aside. Insulation is often moved when people work in the loft space.

What a thermal roof survey does not cover

In fairness, there are limits to any roof survey:

  • What’s inside walls or under coverings, without opening up
  • Proving moisture from the images alone
  • Whether the deck or roof structure is strong enough

If you are not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer before booking. What a survey covers and does not.

What we look at

  • Insulated roof spaces
  • Flat roofs
  • Ceilings below the roof
  • Loft conversions
  • Pitched roof slopes
  • Commercial roofs

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

What we do, step by step

It’s useful to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take an hour or two on an ordinary house, and more on a big or complicated roof. Somewhere as small as Temple Dinsley, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We talk through the roof, any damp or leaks, and the weather expected on the day.
  2. We look at the roof from the ground, from windows and from the roof itself where it’s safe.
  3. Thermal images are taken to show differences in surface temperature.
  4. Any patterns of interest are checked with moisture readings where we can reach them.
  5. You get a report with thermal images, photos and our recommendations.

Preparing for the visit

  • For a flat or shared roof, check access with the freeholder or managing agent
  • Let us know about any leaks, stains or damp patches you know of
  • Tell us about parking before the day

Temple Dinsley: your questions answered

Is Temple Dinsley within the area you cover?

Yes. Temple Dinsley is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Does a conservation area affect roof work in Temple Dinsley?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can you survey a shared roof?

Yes, as long as access is agreed. Roofs over flats are frequently shared, so we need permission from the building owner or managing agent. We can only inspect what we’re given access to.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

What happens next?

You will receive the report by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Does thermal imaging detect leaks directly?

No, not on its own. It shows surface temperature, and wet areas can show up because they hold heat differently. We confirm what it suggests with moisture readings.

Can you survey at the weekend?

We carry out surveys seven days a week. To find a day that suits you, call 07833 053749 or email us.
