Drones, thermal imaging and Colney Street roofs
Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Steep or complicated roofs are frequently hard to see from ground level, which is where photos from the air and thermal images help. With High Elms Manor about 2.9 miles west, Colney Street sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.
If you look after a building such as Park Street Church of England Voluntary Aided Primary School, thermal images can show where wet insulation sits under a big flat roof. For an older house near a landmark such as Church of the Holy Trinity, older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help. For businesses in and around places like The Maltings, a commercial roof can be photographed from above without anyone walking on it.

How a thermal roof survey works in Colney Street
We present each thermal image next to a normal photo of the same area, so it’s easy to see which part of the roof each one shows. Each one comes with an explanation, the moisture readings and our recommendation. Premium reports are sent the same day. You can talk the findings through with us at the in-person consultation. There’s a 12-month follow-up as well. We survey insulated roof spaces, flat roofs and loft conversions, and the problems we’re asked to look at most are heat escaping through the roof and gaps in loft insulation.
In a village or hamlet like Colney Street, roofs can be steep, old and hard to see from the lane. Close-up drone photos and thermal images help show what can’t be reached safely. Weather and airspace are checked before the visit, and the journey is planned ahead of time. Steep slopes and tall chimney stacks are where a close-up view adds the most.
Every survey ends with a written report, with photos, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

What happens on the day
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes an hour or two on an ordinary house, or half a day or so for a commercial building. You’re welcome to ask questions while we’re there. For a village or hamlet like Colney Street, the journey is planned ahead of time: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.
- We start by discussing the roof, any signs of damp and how the weather may affect the images.
- The roof is inspected visually from safe viewpoints.
- Thermal images are taken to show differences in surface temperature.
- Any patterns of interest are checked with moisture readings where we can reach them.
- You get a report with thermal images, photos and our recommendations.
Getting ready for the survey
- Keep pets inside or away from the areas we’re looking at
- Show us where any leaks or stains appear
- If the roof is shared, arrange access with whoever manages the building

Advice
Checking the roof from ground level
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.
What this survey can’t tell you
We only report whatever is safely visible on the day, so some things are outside what a survey can do:
- Hidden layers that need to be opened up to check
- Confirming water without moisture readings
- An energy rating for the building
Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we will tell you. What a survey covers and doesn’t.
Roof types and parts we check
- Loft conversions
- Ceilings below the roof
- Pitched roof slopes
- Commercial roofs
- Insulated roof spaces
- Flat roofs
Why act early in Colney Street
If a big flat roof may need replacing, knowing the wet areas first is useful. Images backed by moisture readings show where problems seem to be before you commit. For an older or listed building in a place like Colney Street, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

Common questions in Colney Street
Is Colney Street in the area you cover?
We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.
How do I find out if my home in Colney Street is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
How many surveys have you done?
We’ve completed more than 5,000 surveys, over more than 20 years, and 98% of customers are satisfied.
Is this an asbestos survey?
No. Asbestos surveys and sampling aren’t something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.
Are you structural engineers?
No. Our survey isn’t a structural engineer’s report. We’ll recommend an engineer if we see signs that call for one.
I live in a flat. Can you survey the roof?
Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so the building owner or managing agent needs to agree access. We can only inspect what we are given access to.
What conditions are best for thermal imaging?
Conditions on the day affect the results. A sunny day beforehand, a dry surface and calm air all help. Rain, wind and heavy cloud can weaken the patterns, so we discuss the forecast when booking.

Practical tips
Nothing here needs a ladder. A few suggestions:
- File the images with your roof records
- Clear a path to the loft hatch before we arrive
- Heat the home normally on the days before
- Tell us where and when you’ve seen damp or stains
Many people send the report to roofers, who can then quote for the areas shown. Because the images are paired with photos, it is easy to find each area on the roof.
Make sure loft insulation covers the whole area and hasn’t been disturbed. Gaps frequently appear after work in the loft.
