- Water that travels before it shows
Landlord and commercial surveys in Bucks Hill
We also survey roofs for businesses and commercial landlords. Larger roofs take longer, and they’re priced for the size.
If the property is let, the agent or a tenant can let us in. Surveys run on weekdays, Saturdays and Sundays, which helps when tenants work during the week.
Thermal roof survey in Bucks Hill: what you get
Our Premium Survey, from £400, brings together a full roof inspection and thermal imaging. You also get a drone inspection where it applies, structural analysis and a report on the same day. An in-person consultation and a 12-month follow-up are included too. You can phone 07833 053749 or send us an email with the address and a note of what you’ve noticed. For big commercial roofs, we quote on size and access. We survey ceilings below the roof, insulated roof spaces and loft conversions, and people most frequently book us about missing or slipped insulation and damp that repairs haven’t cured.
In a small place like Bucks Hill, open ground can mean strong wind. A small drone can’t fly safely in strong wind or a downpour, and thermal imaging works best with little wind. We plan the journey, access and timing around the weather. If the day turns windy or wet, the visit can be moved.
Every survey ends with a written report, with photographs, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

What affects the price in Bucks Hill
Several things affect the price of a survey:
- If the survey needs thermal imaging or a drone
- Building height and the viewpoints available
- Whether it’s a home or a commercial building
- Roof area
To find out what your survey will cost, ring 07833 053749 or drop us an email and tell us about the roof. We’ll confirm the figure before booking.
Helping us price your survey
To price your survey accurately, we will ask about:
- Anything about access we should know
- What’s prompted the survey
- The kind of building and roof involved
- Where any leaks, stains or damp patches show inside
Our phone lines are open seven days a week, including Saturdays and Sundays. For a price or to book, phone 07833 053749 or send us an email.
Signs you need a thermal roof survey in Bucks Hill
On big commercial and residential flat roofs, thermal imaging helps owners plan. Patterns can point to wet areas and show which parts look sound, so moisture readings can be targeted.
We are frequently asked to look at:
- Wet areas near outlets and upstands
- Cold spots on ceilings under the roof
- Damp patches with no obvious cause
- Wet insulation beneath the membrane
The streets around a church such as Church of St Paul are often among the oldest in a place, and if you own one of the older houses nearby, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that is where a view from the air or with a thermal camera helps.
Before booking any roof surveyor
- Is VAT included in the price?
- Are they insured for the work?
- Whether the roof space is looked at, where there is one
- What exactly goes into their report
Can I check my roof myself?
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Bucks Hill: your questions answered
Do you carry out roof surveys in Bucks Hill?
Yes, Bucks Hill is one of the places we work. Every survey there gets the same written report with photos.
Is my home in Bucks Hill listed or in a conservation area?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
Is it the same as a RICS Level 2 or Level 3 survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Can you inspect my roof with a drone?
Yes, where it applies and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.
Can a thermal camera see water?
Thermal imaging shows temperature rather than water. Wet insulation holds heat longer than dry, so it can stand out, and moisture readings are used to check it.
Will the survey show heat loss through my roof?
Gaps and thin areas of insulation can show up on the camera. The difference is clearest when the building is heated and it’s colder outside. Where we can reach the loft safely, we check there too.
Can you give me structural calculations?
No. We note visible signs like sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.
Thermal roof surveys around Bucks Hill
In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these. The wider area around Bucks Hill has a long history of building, with Chenies Manor House about 2.8 miles south-west. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.
If you look after a building like Sarratt Church of England Primary School, big roofs are where close-up aerial shots and thermal images show the most at once.

What we cannot see
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Insulation values or heat loss calculations
- Clear results when the conditions on the day are poor
- Whether the deck or roof structure is strong enough
If you are not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer before booking. The full list of what we check.
What this survey covers
- Ceilings below the roof
- Insulated roof spaces
- Loft conversions
- Commercial roofs
- Pitched roof slopes
- Flat roofs
What happens on the day
We will ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes an hour or two on an ordinary house, with bigger or more complicated roofs taking longer. For a village or hamlet like Bucks Hill, the journey is planned beforehand: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it is safe.
- We talk through the roof, any damp or leaks, and the weather expected on the day.
- We look at the roof from the ground, from windows and from the roof itself where it is safe.
- We take thermal images of the roof to pick up temperature patterns.
- Areas that look unusual on the camera are checked with moisture readings where possible.
- The report sets out the images, what they suggest and what we recommend.
Getting ready for the survey
- Let us know about parking before the day
- Move anything stored under the loft hatch
- Point out any leaks or damp patches
