Pre-purchase roof survey in Bucks Hill, Hertfordshire
Wondering about the roof at a property in Bucks Hill? We carry out pre-purchase roof surveys in Bucks Hill and across Hertfordshire, with plain-English findings.
- A ridge or slope that dips
- Flashings that have lifted or split
- Standing water on a flat extension roof
Pre-purchase roof survey in Bucks Hill: what you get
Many older houses carry decades of roof repairs. Corroded nails let slates slide, valley linings wear thin and chimney mortar erodes. Most of it can’t be seen from the street. We look closely and record what we see, with photos so you can see it for yourself. We explain each finding in plain English, so it is clear what it means for your purchase. Typical surveys look at ponding, blisters or splits on a flat roof and roof slopes that look uneven or sagging, across natural slate, the roof space and lead flashings and valleys.
Some older homes in villages like Bucks Hill are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you’re buying or signing off new roofing, it is worth knowing where you stand. England has around 10,000 conservation areas and about 500,000 listed buildings.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

What happens if roof problems are left?
A mortgage valuation is not a roof survey. Its job is to check the property’s value for the mortgage, and it will not look closely at the roof. A roof survey is carried out for the buyer, and the report is written for you to use. Older and listed buildings around Bucks Hill may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.
The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, inc. VAT. We can help you choose the package that fits what you’d like to know.

Pre-purchase roof surveys in Bucks Hill: local notes
If the drone is used for your survey, the flight is checked against the Drone Safety Map first. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.
Chenies Manor House, about 2.8 miles south-west, is one of the historic houses in the wider area around Bucks Hill. When you buy an older home, the roof’s age, past repairs and any listing all affect what you might spend later. If you own a rental within reach of Kings Langley station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

When you need someone else
In fairness, there are limits to any roof survey:
- Whether the price should change, which is between you and the seller
- Whether timbers meet design loads
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
If you’re not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer. The full list of what we check.
What this survey covers
- Natural slate
- Chimney stacks
- Gutters and downpipes
- Lead flashings and valleys
- Clay and concrete tiles
- The roof space
- Flat-roofed extensions and dormers
How it works
We check the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit normally takes an hour or two at most homes, and longer for a large or complex roof. Older rural homes like those around Bucks Hill can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.
- Once your offer is accepted, you let us know the address and when you hope to exchange.
- We arrange access with you, the agent or the seller, including the loft.
- The visit begins outside, from ground level and any safe vantage points.
- Inside, we check the loft space and look at the roof from windows.
- The report is emailed with photos and recommendations, ready to use before exchange.
How to prepare
- Show us where any leaks or stains appear
- Unlock side gates and any roof access doors
- Keep pets inside or away from the areas we’re looking at

Advice
What we look for on each type of roof
Natural slate
On a slate roof, the underlay may be old bitumen felt, or there may be none at all on very old roofs. Where we can see it from the loft, we say what condition it’s in.
Gutters and parapets
Some older terraces have a butterfly roof with a central valley gutter. If the home you are buying has one, that gutter and its outlet get a careful look.
What a survey costs
Our packages start from £150, including VAT. What you pay for your roof depends on:
- How complicated the roof is, with its valleys, chimneys and parapets
- How big the roof is
- Building height and the viewpoints available
- The number of roofs, including extensions and garages
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. Size, height and access can affect the price too.
What we need to know
Here’s what helps us most when you get in touch:
- Where water is showing inside, if it is
- When you need the report by
- Anything about access we should know
- Photos of the roof, taken safely from ground level or a window
If you have photos of the roof, send them over. Pictures from the ground or a window are fine; never climb up to get a better view. To get started, ring 07833 053749 or email us.
What we are asked to look at in Bucks Hill
Rear extensions, dormers and garages often have flat roofs. Felt flat roofs frequently last around 15 to 20 years, and standing water, blisters and splits are typical signs of ageing. They’re easy to overlook on a viewing, because many can only be seen from an upstairs window.
Most people get in touch after spotting something like this:
- Slates or tiles that have slipped or gone
- Old water stains in the loft space
- Lead that has worked loose at a wall or chimney
- Quick fixes on flashings and valleys
Take an older house close to Church of St Paul: the roof may have had decades of patch repairs, and the survey shows where they are.
Before you book anyone

- Whether you get a written report with photos

Bucks Hill: your questions answered
How do I find out if my home in Bucks Hill is listed?
The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.
Will you come out to Bucks Hill?
Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there as you book.
Does the weather affect the survey?
Light rain is normally fine; heavy rain and wind are different. High wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.
How long will you be at the property?
On site, it typically takes between one and two hours at most homes, rising to roughly 3–4 hours on a commercial building. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.
At what stage of buying should I get the roof surveyed?
After your offer is accepted and before you exchange contracts. That way you can still act on what we find.
Will you need to get into the loft?
Where we can, yes. From the loft space we can see staining, timbers and underlay. If we can’t get in, the report says so.
Will you climb onto the roof?
Only where it’s safe to do so. Much of the inspection is done from the ground, from windows and from the loft space. The Premium Survey adds a drone inspection where it applies.
