Thermal roof surveys near Thorley

Thermal roof surveys for homes and businesses in Thorley

Flat roofs over extensions, garages, flats and commercial buildings are where thermal imaging frequently helps most. It can show patterns that point to trapped moisture under the membrane. Pitched roofs with slates or tiles are often harder to read, because of the air space beneath, so we combine the camera with an inspection from the loft where there’s safe access. If you’ve noticed patches of heat loss across the roof and leaks that are hard to trace, we can find out what’s behind it, whatever the roof.

Older buildings in small places like Thorley may be listed or in a conservation area. A look from above or with a thermal imager doesn’t touch the roof, which suits a building where any change needs care. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photo where possible.

How the survey works

A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from every safe vantage point, photograph what we find and make notes for the report. Most visits take between one and two hours for a house, with bigger or more complicated roofs taking longer. Rural addresses near Thorley can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We go through the roof, the problem and the weather expected on the day.
  2. The roof is inspected visually from safe positions.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. We take moisture readings where the images suggest a problem.
  5. Each image is set beside a normal photo and explained in the report.

How to prepare

  • For flats, make sure roof access has been agreed
  • Move anything stored under the loft hatch

Checking the roof from the ground

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Airspace, weather and Thorley roofs

Historic houses such as Much Hadham Palace, about 2.9 miles west, show how far back building in the area around Thorley goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Many roofs like these cannot be judged properly from the pavement, and that’s where a view from above or a thermal image earns its place.

Take a building like Richard Whittington Primary School: a view from above covers a wide roof far faster than walking it. For an older house near a landmark such as Parish Church of St James the Great, older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help.

Thorley questions

Are there drone restrictions around Thorley?

It depends on the exact address and the weather on the day. The flight restriction zone around Stansted Airport comes within about 1 mile of Thorley. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. A small drone can’t fly safely in high wind or heavy rain.

Will you come out to Thorley?

Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

What do I do with the report?

We email you the written report with photographs and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Can you use a thermal camera on a sloping roof?

It can show heat loss and some damp, but it has more limits there. We explain what the images can and can’t tell you, and we check them with a visual inspection and moisture readings.

What will the report tell me?

It works through the roof part by part, in writing and with photos, and ends with what we recommend. The most urgent items are made clear.

Is thermal imaging included in your surveys?

Thermal imaging is included in our Premium Survey, from £400. That also includes a full inspection, a drone inspection where applicable, structural analysis and a same-day report.

How does a thermal imaging roof survey work?

A thermal camera shows differences in surface temperature. Those patterns can point to trapped moisture, missing insulation or heat loss. Findings are checked with moisture readings.

Why it’s worth a survey now in Thorley

Without thermal imaging, the only way to see how far water has spread is often to open up the roof. That helps you and your roofer decide what really needs replacing. Where a roof is exposed, as many are in small places like Thorley, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Prices start from £150, with VAT included, for a Basic Survey. Standard is from £250 and Premium from £400. You will know the exact price before booking.

What we need to know

Getting the details right at the start saves time. Please include:

  • What made you get in touch
  • The style of property, from a terrace to a block
  • Where water is showing inside, if it is
  • How the loft is reached, if there is one

Once you know what you need, call 07833 053749 or send us an email. From there it is a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

Different roofs, different checks

Felt and asphalt flat roofs

On felt and asphalt flat roofs, wet insulation can show as a temperature difference across the surface. Moisture readings are used to check them.

GRP fibreglass roofs

GRP surfaces can be shiny, which affects thermal readings. We take that into account and check findings with moisture readings.

Useful tips for Thorley property owners

Getting the most from a thermal roof survey starts before we arrive and carries on afterwards. Some tips:

  • Don’t switch the heating off before the visit
  • Clear leaves from outlets and gutters each autumn
  • Check from the ground or a window, never by climbing
  • Keep a record of when stains appear

Once we’ve been, the thermal images, photos and readings go into a single report. Each image is explained in plain words, with our recommendations. With a Premium Survey, you get the report the same day.

After repairs or a new covering, a later survey can confirm things are dry, when the conditions are suitable.
