Thermal roof survey in Wareside: what you get
Thermal imaging works best in the right conditions. It helps to have a sunny day beforehand, a dry surface and calm air. Rain, wind and cloud can all make the patterns weaker. We’ll discuss the weather with you when booking, and our report notes the conditions and how they affected what we saw. Common reasons to book are water getting in at parapets and stacks and heat escaping through the roof, across insulated roof spaces, ceilings below the roof and flat roofs.
Older buildings in small places like Wareside may be listed or in a conservation area. A look from the air or with a thermal camera does not touch the roof, so it’s a gentle way to see the condition of an old roof. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

How it works
Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. The whole visit usually takes about 1–2 hours for a house, or half a day or so for a commercial building. For a village or hamlet like Wareside, the journey is planned ahead of time: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it’s safe.
- You tell us about the roof and any damp, leaks or cold rooms.
- We check the conditions and note how they may affect the images.
- We inspect the roof and take thermal images during the same visit.
- We back up the thermal patterns with moisture readings.
- You get the report the same day, with an in-person consultation to follow.
Before the survey
- If you are buying, let the agent know when we are coming
- Leave side gates unlocked
- Make sure pets are kept safely away
How to book
If you are buying, it is useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or drop us an email when you are ready.

What we look for on each type of roof
Pitched slate and tile roofs
From inside the loft, the camera can help with damp around chimneys, valleys and roof windows. We check any patterns with moisture readings.
Single-ply and EPDM roofs
Thin membranes can show patterns from the layers beneath. Reflections from shiny surfaces can affect readings, which we allow for.
Questions from Wareside
Does a conservation area affect roof work in Wareside?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you cover smaller places like Wareside?
We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Do you survey roofs on blocks of flats?
Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach.
Do you take photos of the roof?
Yes, every report has them. Pictures sit next to the findings they show, which makes the report easy to follow.
Do you use drones?
Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.
Does someone need to be in?
Not always. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.
Can thermal imaging show missing insulation?
Gaps and thin areas of insulation can show up on the camera. The difference is clearest when the building is heated and it is colder outside. Where we can reach the loft safely, we check there too.
What you can safely check yourself
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
Thermal roof surveys in Wareside: local notes
Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these.
Much Hadham Palace lies about 3.3 miles north-east, so building around Wareside goes back a long way. Aerial photos and thermal images let an old roof be checked without anyone disturbing it. Take a building like Wareside Church of England Primary School: a drone or thermal camera can show a large roof in a single visit. The streets around a church such as Church of the Holy Trinity are often among the oldest in a place, and if yours is one of the older homes nearby, older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help.

Tips from our surveys
A little preparation and a few simple habits help. Some pointers:
- Keep dated photos of any marks on ceilings
- Remember the conditions on the day affect the results
- Tell us where and when you’ve seen damp or stains
- Clear a path to the loft hatch before we arrive
Buyers can use the findings when talking to the seller or agent. What you do with it is up to you, whether you ask for work before completion or discuss the price.
Keep outlets and gutters clear so water drains off the roof quickly. The less water sits, the less can find its way beneath.
