Thermal roof survey in Welwyn
Our Premium Survey, from £400, brings together a full roof inspection and thermal imaging. It also includes a drone inspection where applicable, a structural analysis and a same-day report. There is an in-person consultation as well, plus a follow-up 12 months later. You can phone 07833 053749 or use the contact form with the address and a note of what you’ve noticed. For big commercial roofs, we quote on size and access. If you’re worried about damp that repairs haven’t cured and areas losing heat at the eaves and junctions, a survey will tell you what’s going on.
Places like Welwyn can be near small airfields or other airspace restrictions, so every drone flight starts with a check of the Drone Safety Map. Open ground can mean stronger wind, which also affects whether a small drone can fly, while thermal imaging also works best with little wind. Each flight is planned with neighbours’ privacy in mind, as well as the airspace and the wind.
You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

When you need someone else
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Seeing water directly, as the camera shows temperature, not moisture
- Insulation values or heat loss calculations
- A structural engineer’s assessment
If in doubt, call 07833 053749 or drop us an email and we will suggest the right survey before booking. What a survey covers and doesn’t.
What we look at
- Commercial roofs
- Loft conversions
- Ceilings below the roof
- Insulated roof spaces
- Flat roofs
- Pitched roof slopes
Can I check my roof myself?
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.
Before and after the survey
From years of surveys, a few habits stand out as worth the effort:
- Use the report as a baseline for later checks
- Remember the conditions on the day affect the results
- Keep outlets and gutters clear to stop water sitting
- Tell us where and when you’ve seen damp or stains
Many people send the report to roofers, who can then quote for the areas shown. Each thermal image is matched to a normal photo, so the areas are easy to locate.
Deal with small splits and lifted seams promptly. Water that gets under a covering can spread a long way before it shows.
What we’re asked to look at in Welwyn
After a long-running leak, insulation under a flat roof can stay wet. Owners want to know how far it has spread before deciding what to do. A thermal survey, checked with moisture readings, can give a much clearer picture.
A survey makes sense if you’ve noticed:
- Areas of a flat roof that may hold water
- Missing or slipped insulation
- Cold spots on ceilings under the roof
- Damp around chimneys and parapets
Shop and office owners around Howard Centre may find that big, flat commercial roofs are where photos from the air and thermal images help most.

- Is VAT included in the price?
- What the survey will not cover
How it works
Every roof is different, but as a rough guide the survey takes about 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. You’re welcome to ask questions while we’re there. Being in a smaller place like Welwyn does not change how the visit works: outside, inside and from any safe vantage point, in that order. It helps to show us anything you’ve already noticed.
- We go through the roof, the problem and the weather expected on the day.
- We look over the roof from wherever it’s safe.
- Thermal images are taken across the roof and, where there’s safe access, in the loft.
- We take moisture readings where the images suggest a problem.
- The report pairs each thermal image with a photo and explains what it suggests.
Getting ready for the survey
- For flats, check roof access has been agreed
- Keep pets inside or away from the areas we’re looking at
- Have keys ready for side gates, garages or roof access doors
How to book
Our price is from £400, including VAT. The exact figure depends on the roof and the package, and you can ring 07833 053749 or send us an email to find out.

Welwyn: your questions answered
Do you cover smaller places like Welwyn?
Yes, Welwyn is covered. We work right across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.
Do you carry out roof surveys in Welwyn?
Yes, Welwyn is one of the places we work. The survey and report are the same in Welwyn as anywhere else.
Can you survey at the weekend?
We survey on any day from Monday to Sunday, during the day. Let us know your preferred days when booking.
Do you test for asbestos?
No. We do not sample or test for asbestos. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.
Will you go up on the roof?
Only if it is safe. We inspect everything that’s safely in view: from the ground, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where it applies. Anything we cannot see is noted in the report.
Do you use drones?
Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.
Does the report include photographs?
Yes, every report has them. Each finding is shown in a picture where possible, so you can see what we mean.

Thermal roof surveys in Welwyn: local notes
Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. Historic houses such as Digswell House, about 0.9 miles south-east, show how far back building in the area around Welwyn goes. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.
Take a building like Monk's Walk School: thermal images can show where wet insulation sits under a big flat roof. If your house is among the older ones in the streets near Parish Church of St Mary, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that’s where a view from above or with a thermal imager helps.
