Thermal imaging roof survey in South Mimms, Hertfordshire
Thermal roof surveys in South Mimms, with over 20 years’ experience behind it. Every survey ends with a written report and photographs.
- Damp that repairs haven’t cured
- Wet areas near outlets and upstands
- Heat escaping through the roof
Thermal roof survey in South Mimms: what you get
Wet insulation under a flat roof covering holds heat for longer than dry. That means a wet area can show up as a different temperature from the rest of the roof. This can give an idea of how far water has travelled beneath the membrane, something you can’t typically tell from the surface. Moisture readings are then used to check what the camera suggests. We survey flat roofs, commercial roofs and loft conversions, and people most frequently book us about wet insulation beneath the membrane and missing or slipped insulation.
Somewhere as small as South Mimms, older roofs are often steep and partly hidden by trees or outbuildings. A drone and a thermal camera each give a view you can’t get from ground level. Both the forecast and the airspace are checked first. Older roofs with steep slopes and tall chimneys are where the extra view helps most.
Every survey ends with a written report, with photos, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

Airspace, weather and South Mimms roofs
Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. Many roofs like these can’t be judged properly from the pavement, and that’s where a view from above or a thermal image earns its place. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.
If your home is one of the older ones in the streets near Church of St Giles, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. Wyllyotts Manor, about 1.6 miles east, is one of the historic houses in the wider area around South Mimms. Older roofs nearby can be steep and hard to see from the ground, and a survey by drone or thermal camera does not touch the roof itself. If you look after a shop, office or commercial unit, for instance near Spires Shopping Centre, large commercial roofs are often easiest to see from above or with a thermal imager.
South Mimms is about 2 miles west of Potters Bar, in Hertfordshire. South Mimms gets the same service as everywhere else we work: a careful inspection, photographs and a written report. We cover towns and villages across Hertfordshire, large and small. London is in our area too.

What a survey costs
Not every roof costs the same to survey, and it comes down to:
- House, block, shop or office
- How tall the building is and how easy the roof is to see
- Extensions, dormers and garages with roofs of their own
- Features like valleys, chimneys, dormers and parapets
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.
What to tell us when you contact us
There is no need for technical words. It is enough to tell us:
- When you need the report by
- Access details, such as a loft hatch or a shared roof
- The kind of building and roof involved
- Where any leaks, stains or damp patches show inside
To arrange a survey, call 07833 053749 or use the contact form with the address and what you’d like to know about the roof. You will know the price before anything is booked.
What we can’t see
Every survey has limits, and we’d rather be clear about that before you book. Keep these in mind:
- Clear results when the conditions on the day are poor
- A structural engineer’s assessment
- Proving moisture from the images alone
Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you. The full list of what we check.
What we look at
- Loft conversions
- Insulated roof spaces
- Pitched roof slopes
- Commercial roofs
- Ceilings below the roof
- Flat roofs
What you can safely check yourself
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
For landlords and managing agents
We survey roofs for landlords and agents as well as homeowners. The report gives you a dated record of the roof, with photos, which helps you plan work between tenancies.
Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out by urgency where it matters, which helps when budgeting.
South Mimms: your questions answered
Is South Mimms in the area you cover?
Yes. We work right across London and South East England, and South Mimms is part of that. Just call 07833 053749 or email us and let us know about the property, and we will talk through which survey suits.
Is my home in South Mimms listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Will you go up on the roof?
Not always. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where it applies let us see the rest.
What does a thermal roof survey show?
A thermal camera shows differences in surface temperature. Those patterns can point to trapped moisture, missing insulation or heat loss. We check what it shows with moisture readings.
Does the report include photos?
Yes. Photos are part of every report, so you can see exactly what each finding refers to.
Do you carry professional indemnity insurance?
Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Roof by roof
Parapets, valleys and junctions
When valley or parapet gutters overflow, water can get into walls and ceilings. Thermal images, checked with moisture readings, can help trace it.
Felt and asphalt flat roofs
These coverings sit directly on the layers beneath, so temperature differences often show through. Any patterns are checked with moisture readings.
The survey, step by step
You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. The survey itself takes an hour or two at a typical home, or half a day or so for a commercial building. Cottages and farmhouses around South Mimms often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.
- We talk through the roof, any damp or leaks, and the weather expected on the day.
- The roof is inspected visually from safe viewpoints.
- A thermal camera records how the surface temperature varies across the roof.
- We check the patterns that stand out with moisture readings where there is safe access.
- You get a report with thermal images, photos and our recommendations.
Preparing for the visit
- Jot down any questions you want answered
- Agree roof access with the managing agent if it is shared
- Move anything stored under the loft hatch
