Todd's Green Thermal Roof Survey
We take a careful look at the roof at your property in Todd's Green, with photos and a written report.
- Areas losing heat at the eaves and junctions
- Wet areas near outlets and upstands
- Water that travels before it shows
Thermal roof surveys for homes and businesses in Todd's Green
Thermal imaging is often most useful on flat roofs, from small extensions to large commercial roofs. Patterns can suggest where water is trapped under the covering. Pitched roofs with slates or tiles are often harder to read, because of the air space beneath, so we combine the camera with an inspection from the loft where there’s safe access. If you’re worried about cold spots on ceilings under the roof and missing or slipped insulation, a survey will tell you what’s going on, whatever the roof.
In a small place like Todd's Green, open ground can mean strong wind. A small drone cannot fly safely in strong wind or a downpour, and thermal imaging works best with little wind. We plan the journey, access and timing around the weather. If the day turns windy or wet, the visit can be moved.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

FAQs for Todd's Green
Do you carry out roof surveys in Todd's Green?
Yes. We cover the whole of London and South East England, and Todd's Green is part of that. Just phone 07833 053749 or email us and let us know about the property.
Does a conservation area affect roof work in Todd's Green?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Does this replace a RICS home survey?
No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.
I live in a flat. Can you survey the roof?
Yes, once access has been agreed. The roof of a block or converted house is often shared, so we need permission from whoever owns or manages the building. We inspect only the parts we’re allowed to reach.
What happens next?
The report comes by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
Are you structural engineers?
No. We point out what can be seen, like sagging or deflection, but we’re not structural engineers and do not carry out calculations. Where an engineer is needed, we say so in the report.
Can you tell me if my roof has asbestos?
No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.
What a thermal roof survey doesn’t cover
We only report everything that’s safely in view on the day, so there are some things a survey cannot cover:
- Reliable images in rain, strong wind or on a wet roof surface
- The condition of timbers we can’t see
- Seeing water directly, as the camera shows temperature, not moisture
If in doubt, phone 07833 053749 or send us an email and we will recommend the right survey before you book. What our survey covers.
What this survey covers
- Ceilings below the roof
- Commercial roofs
- Flat roofs
- Insulated roof spaces
- Pitched roof slopes
- Loft conversions
What you can safely check yourself
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.
Thermal roof surveys around Todd's Green
If your survey includes the drone, the flight is checked against the Drone Safety Map first. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. Many roofs like these cannot be judged properly from the pavement, and that is where a view from above or a thermal image earns its place.
Knebworth House lies about 3.5 miles south, so building around Todd's Green goes back a long way. Older roofs nearby can be steep and hard to see from the ground, and a survey from the air or with a thermal camera does not touch the roof itself. If you live in an older home near Church of St Mary the Virgin, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

What we’re asked to look at in Todd's Green
Cold rooms under a roof, or high heating bills, lead some people to ask about heat loss. Gaps in loft insulation and poorly insulated roof areas can show up on the camera, especially when it is warm inside and cold outside.
Here are some of the things we see often:
- Damp around chimneys and parapets
- Damp around roof outlets and upstands
- Missing or slipped insulation
- Water that travels before it shows
Anyone responsible for a site like The John Henry Newman School will know that a drone or thermal camera can show a large roof in a single visit.
Choosing a roof surveyor
- How soon the report will arrive
- What happens after the report arrives
- How long they’ve been surveying roofs
- What exactly goes into their report
The survey, step by step
It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. The visit typically takes an hour or two at a house, including the thermal images, and around 3–4 hours for a commercial roof. Cottages and farmhouses around Todd's Green often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.
- We go through the roof, the problem and the weather expected on the day.
- The roof is inspected visually from safe positions.
- We take thermal images of the roof and of the loft where we can reach it.
- Patterns that stand out are checked with moisture readings.
- The report pairs each thermal image with a photo and explains what it suggests.
Before we arrive
- Find any records of previous roof work
- Check the loft hatch can be reached
- Show us where any leaks or stains appear

Surveys for landlords and agents in Todd's Green
Businesses and commercial landlords can book us too, from shops and offices to industrial units. Bigger roofs take more time, so they’re priced to suit.
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the visit with that in mind.
Different roofs, different checks
Felt and asphalt flat roofs
Built-up felt and asphalt roofs can hide trapped water for a long time. The camera can give clues to where it is sitting, given suitable conditions on the day.
GRP fibreglass roofs
Glossy GRP can reflect heat. We take that into account and check findings with moisture readings.
