Common questions in Todd's Green

Do you cover smaller places like Todd's Green?

Yes. Todd's Green is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Just mention lanes, gates or anything else about the route when you book.

Is Todd's Green in the area you cover?

We do. The survey and report are the same in Todd's Green as anywhere else.

How long does the survey visit take?

The visit normally takes an hour or two for most houses, rising to roughly 3–4 hours on a commercial building. We will confirm what to expect when we arrange the visit.

Is this an asbestos survey?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

Can I use the report to negotiate on price?

Yes. You will have photos and a written description of each defect, which you can share with the seller or agent. We can’t promise how the seller will respond.

How long have you been surveying roofs?

Over 5,000 surveys so far, over more than 20 years, and 98% of customers are satisfied.

Does the weather affect the survey?

It can, depending on the survey. Drones cannot fly safely in strong wind or a downpour, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we’ll talk to you about another date.

How a pre-purchase roof survey works in Todd's Green

Book after your offer is accepted and before exchange. At that point you can still ask questions, because nothing is binding yet. We survey on any day of the week, which helps when the chain is moving fast. Basic reports arrive within 48 hours, Standard within 24 to 48 hours and Premium the same day. We survey flat-roofed extensions and dormers, lead flashings and valleys and natural slate, and people most frequently book us about sagging ridge lines or uneven roof slopes and signs of past leaks inside the loft.

Somewhere as small as Todd's Green, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you are buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What a survey costs

We confirm the price for the job before you book. These are the things that affect it:

  • House, block, shop or office
  • The package you choose: Basic, Standard or Premium
  • Extra roofs, like extensions, dormers or garages
  • If the survey needs thermal imaging or a drone

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We’ll give you the figure before anything is booked.

Booking your survey

Before you get in touch, it helps to have:

  • Whether there is a loft hatch, a shared roof or tricky access
  • Any marks or damp showing indoors
  • When you need the report by
  • The type of building and roof, such as pitched or flat

We confirm the price for the job before booking, so you know where you stand. Prices start from £150, including VAT. For a price for your roof, phone 07833 053749 or use the contact form.

How the survey works

After the inspection, everything we found is written up in a report with photographs, sent to you by email. As for time on site, it typically takes between one and two hours at a typical house, with time for the loft where it can be reached. Older roofs in small places like Todd's Green can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. We arrange access with you, the agent or the seller.
  3. We look at the roof from ground level, from windows, from the roof space and from the roof where safe.
  4. Each part of the roof is examined and photographed.
  5. You receive a written report with photos and recommendations to read before exchange.

What we can’t see

It is a careful look at the roof, not the whole story. The main limits are:

  • How a seller will respond, or what the house is worth
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • Defects hidden under coverings or inside walls without opening up

If you are not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer before you book. The full list of what we check.

What this survey covers

  • Natural slate
  • Flat-roofed extensions and dormers
  • Clay and concrete tiles
  • Lead flashings and valleys
  • Gutters and downpipes
  • The roof space
  • Chimney stacks

Surveys for landlords and agents in Todd's Green

We also survey roofs for businesses and commercial landlords. Bigger roofs take more time, and they’re priced for the size.

Landlords and agents in Todd's Green book surveys as well as householders. A written report with photos gives you a clear record of the roof.

What happens if roof problems are left?

Once you exchange, the roof’s problems become yours. Before then, you can still ask questions, ask for work to be done or reconsider. A survey after you’ve moved in tells you the same things, but too late to use them in the purchase. Older cottages and farmhouses around Todd's Green can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before booking.

Why us?

  • More than 20 years surveying roofs
  • Professional indemnity and public liability insurance
  • Drones and thermal imaging where applicable
  • Satisfaction rate of 98%

Pre-purchase roof surveys in Todd's Green: local notes

With Knebworth House about 3.5 miles south, Todd's Green sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

If your house is among the older ones in the streets near Church of St Mary the Virgin, the roof may have had decades of patch repairs, and the survey shows where they are. If you let a flat or house near Stevenage station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Should I look at the roof myself first?

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book, as it helps us focus the survey.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
