Sperberry Hill Pre-Purchase Roof Survey
A roof survey before you buy a house or flat in Sperberry Hill, using drones and thermal imaging where it applies. Get in touch for a price.
- Gutters choked with leaves and moss
- Standing water on a flat extension roof
- Roof slopes that look uneven or sagging
Signs you need a pre-purchase roof survey in Sperberry Hill
Asbestos was banned in UK construction in 1999. It’s frequently found in cement sheets, soffits and flue pipes. We do not test for it or carry out asbestos surveys, but we flag materials that might and suggest a specialist asbestos surveyor checks them before work starts.
A survey makes sense if you’ve noticed:
- Blistered or split felt on a flat roof
- Bitumen or mortar used in place of proper repairs
- Damp timbers or stains in the loft
- Chimney mortar that has eroded
If you own a rental within reach of Hitchin station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.
What to check before booking
- What exactly goes into their report
- Whether the price includes VAT
- How much experience they have with roofs like yours
- Their insurance cover
How a pre-purchase roof survey works in Sperberry Hill
A roof report gives you something solid to take back to the seller or the agent. You can ask about the roof’s history, ask for repairs before completion or rethink the price. We cannot say how a seller will respond, but you’ll be asking from facts rather than guesses. It can also help you decide whether the purchase is still right for you. We survey lead flashings and valleys, natural slate and clay and concrete tiles, and people most often book us about flashings that have lifted or split and slates or tiles that have slipped or gone.
Older buildings in small places like Sperberry Hill may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it is worth knowing which applies. There are about 500,000 listed buildings and around 10,000 conservation areas in England.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Prices for pre-purchase roof surveys in Sperberry Hill
Survey packages start from £150, with VAT included. What you pay for your roof depends on:
- House, block, shop or office
- The height of the building and how the roof can be seen safely
- The size of the roof
- The number of roofs, including extensions and garages
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Pre-purchase roof survey starts from £150, including VAT.

Roof by roof
Lead flashings and valleys
Flashings are a common source of leaks, so we look at each one closely. We photograph any that need work.
Natural slate
Slate is common on Victorian and Edwardian houses. We look for slates that have slid, cracked or gone, plus the metal clips that show earlier patching.
Should I look at the roof myself first?
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.
What we do, step by step
There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. A typical survey takes an hour or two at a typical house, with time for the loft where it can be reached. Somewhere like Sperberry Hill needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.
- After your offer is agreed, you book and share your timetable.
- We arrange access with you, the agent or the seller, including the loft.
- We start outside, looking at the roof from the ground and from vantage points.
- We then look from upstairs windows and inside the loft where it’s safe.
- The report is emailed with photos and recommendations, ready to use before exchange.
How to prepare
- Leave side gates unlocked
- Dig out any old roof reports or invoices
- Make a note of anything you’d like us to look at
Booking a survey
Most bookings start with a short call: ring 07833 053749 or use the contact form and we’ll ask a few questions about the roof. The price is agreed before a date is set.

Sperberry Hill questions
Do you cover smaller places like Sperberry Hill?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
How do I find out if my home in Sperberry Hill is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do you carry professional indemnity insurance?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
How do I book a survey in Sperberry Hill?
The quickest way is to phone 07833 053749 or drop us an email. Give us the address and a few details about the roof, and we will take it from there. Surveys run on weekdays and at weekends.
Can I take the findings back to the seller?
Yes. You might ask for work to be done, ask questions or ask for a change to the price. The outcome is between you and the seller, so we can’t promise any saving.
Do you use drones?
Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.
Do you test for asbestos?
No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.
Pre-purchase roof surveys in Sperberry Hill: local notes
Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. Knebworth House, about 4.1 miles south-east, is one of the historic houses in the wider area around Sperberry Hill. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.
Take an older house close to Church of St Ippolyts (church of England): the roof may have had decades of patch repairs, and the survey shows where they are.
