What a pre-purchase roof survey doesn’t cover

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • How a seller will respond, or what the house is worth
  • The condition of the rest of the house (that is a RICS home survey)
  • Structural calculations (that is a structural engineer’s job)

If in doubt, phone 07833 053749 or send us an email and we will point you to the right survey before booking. The full list of what we check.

What we check

  • Chimney stacks
  • Clay and concrete tiles
  • Natural slate
  • Flat-roofed extensions and dormers
  • Lead flashings and valleys
  • The roof space
  • Gutters and downpipes

How a pre-purchase roof survey works in Titmore Green

Tall, steep or hidden roofs are hard to judge from the street. Our Premium Survey includes thermal imaging and, where it applies, a drone inspection, and the report arrives the same day. If airspace rules or the weather rule out a flight, we will say so and look from ground level, windows and the loft instead. If you’re worried about quick fixes on flashings and valleys and slates or tiles that have slipped or gone, we can find out what’s behind it.

Somewhere as small as Titmore Green, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you are buying or have just had a roof replaced, each material has its own checks. What’s under the coverings, from old felt to the battens and nails, matters too.

What you get is a clear record of the roof on the day we saw it. That makes it useful now and a handy reference later.

Pre-purchase roof surveys in Titmore Green: local notes

Knebworth House, about 3.7 miles south, is one of the historic houses in the wider area around Titmore Green. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

If you live in an older home near Church of St Mary the Virgin, a survey will show how the roof has been repaired before, which helps you judge what’s coming. If you own a rental within reach of Stevenage station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Tips that help

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Pass the findings to your conveyancer
  • Check we will be able to get into the roof space
  • Don’t leave it until just before exchange
  • Mention any deadline when you get in touch

The Standard Survey includes a follow-up consultation to talk the findings through, and the Premium Survey includes an in-person consultation. Whichever package you choose, you can ask us what a finding means.

Don’t block the vents at the eaves. Poor ventilation lets condensation build up, wetting timbers and insulation. Keep insulation clear of eaves vents so air can move.

Landlords, agents and block managers in Titmore Green

With a portfolio of properties, surveys can be booked for more than one address. To discuss a number of properties, ring 07833 053749 or email us.

Where a roof is shared: we need access agreed with whoever owns or manages the building. Tell us about it when booking and we’ll plan the visit with that in mind.

How the survey works

We work from the outside in: outside views come first, then the roof space if there’s safe access. All told, expect about one to two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Somewhere like Titmore Green needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. You book once your offer is accepted and tell us the address and your timetable.
  2. Access is arranged through you, the agent or the seller.
  3. The roof is inspected from each safe vantage point, inside and out.
  4. Each part of the roof is examined and photographed.
  5. You receive a written report with photos and recommendations to read before exchange.

Getting ready for the survey

  • Dig out any old roof reports or invoices
  • Make sure the loft hatch can be reached
  • Make sure we can get to the back of the property

How the survey changes by roof type

Flat roofs

Standing water, blisters, splits and tired upstands all point to wear. We check outlets too, since a blocked one leaves water sitting on the roof, and we say what we see from wherever is safe.

Clay and concrete tiles

Clay plain tiles are common on older South East homes, and some still have peg tiles. Where pegs have rotted, tiles can slip.

What affects the price in Titmore Green

Our packages start from £150, inc. VAT. What you pay for your roof depends on:

  • Chimneys, valleys, parapets and other details
  • The type of building, from a house to a block or an office
  • The roof’s overall size
  • The package you choose: Basic, Standard or Premium

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.

Getting in touch

There is no need for technical words. Just tell us:

  • Where any leaks, stains or damp patches show inside
  • Dates you’re working to, such as exchange
  • The style of property, from a terrace to a block
  • How the loft is reached, if there is one

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or email us when you’re ready.

Titmore Green: your questions answered

Is Titmore Green within the area you cover?

We do. A small place gets exactly the same survey as a big one.

Does a conservation area affect roof work in Titmore Green?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

How long does a pre-purchase roof survey take?

Allow about one to two hours on an ordinary house, though large, tall or awkward roofs take more time. We will give you an idea of timing as you book.

Is this an asbestos survey?

No. We don’t sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

Should I get a roof survey as well as a RICS home survey?

That depends on how much you want to know about the roof. Home surveys sometimes suggest a closer look at the roof, and that is where a roof survey helps. It isn’t a replacement for a RICS survey.

Do you survey roofs on blocks of flats?

Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.

When is the best time to have the roof checked when buying?

After your offer is accepted and before you exchange contracts. That gives you time to use the findings, whether that means asking questions or negotiating.
