About our drone roof survey in Todd's Green

Drone roof surveys are available in Todd's Green and throughout London and South East England, subject to airspace checks and the weather. We fly on weekdays and at weekends. Every address is checked for airspace restrictions first. The report includes the drone photos and our recommendations. To check whether your roof suits a drone survey, ring 07833 053749 or send us an email. We survey fragile roofs, tall and steep roofs and valleys and parapet gutters, and people most often book us about flat roofs on upper floors that hold water and moss building up on slopes and in gutters.

Some older homes in villages like Todd's Green are listed or in a conservation area. A look from the air or with a thermal camera doesn’t touch the roof, which suits a building where any change needs care, before anyone decides what work it needs. Check with the council before planning any work on a listed building or one in a conservation area.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend.

Leave it or get it looked at?

From the ground, you are guessing about most of a tall roof. A drone replaces that guesswork with clear photographs, slope by slope. Seeing the problem makes it easier to decide what to do. In a small place like Todd's Green, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400, both including VAT. We confirm the price for your roof before you book.

What happens on the day

It is useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take about 1–2 hours at a house, including the airspace and weather checks before take-off. In a hamlet or village like Todd's Green, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. You give us the address so we can check the airspace.
  2. Where a flight restriction zone or restricted area applies, we seek permission first.
  3. On the day, we check the weather and the site before flying.
  4. We fly the drone close to the roof to photograph it in detail, always in sight.
  5. We email a written report with the photographs and our recommendations.

Preparing for the visit

  • Jot down any questions you want answered
  • Show us where any leaks or stains appear
  • If the roof is shared, arrange access with whoever manages the building

What we look for on each type of roof

Ridges and hips

Loose ridge pieces can be lifted in a storm. Spotting them early stops them falling.

Valleys and parapet gutters

Some older terraces have a butterfly roof with a valley in the middle. It is almost impossible to see from ground level, but it’s plain to see from the air.

Airspace, weather and Todd's Green roofs

Knebworth House, about 3.5 miles south, is one of the historic houses in the wider area around Todd's Green. If you own one of the older houses, expect a mix of original materials and later repairs on the roof. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons.

If you look after a building such as The John Henry Newman School, a view from above covers a wide roof far faster than walking it.

Todd's Green questions

How do I find out if my home in Todd's Green is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will you come out to Todd's Green?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Does this replace a RICS home survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

What happens after the survey?

We email you the written report with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

What if my home is near an airport?

Near airports such as Heathrow, Gatwick, London City and Stansted, flight restriction zones apply. We check your address and ask for permission where it is required. If it is not given, we inspect by other means.

How much does a drone roof survey cost in Todd's Green?

Prices start from £400, including VAT. The final figure depends on the roof and the package you choose, and it is agreed before booking.

What if it is windy or raining on the day?

Strong wind or heavy rain stops a flight. Whether we can fly depends on the conditions on the day. If it’s unsuitable, we’ll agree another date.

What we’re asked to look at in Todd's Green

Strong winds can lift slates, tiles and ridge pieces. It is hard to tell from below what has shifted. A drone shows what has slipped, lifted or gone.

People usually book a survey after spotting something like this:

  • Cracked flaunching or loose chimney pots
  • Wind damage high on the roof
  • Loose ridge and hip tiles
  • Cracked slates and tiles out of sight from below

If yours is one of the older homes in the streets near Church of St Mary the Virgin, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Questions to ask before booking

  • How long they’ve been surveying roofs
  • Their report turnaround times
  • What exactly goes into their report

What a roof survey includes

How we price drone roof surveys

Survey packages start from £150, including VAT. What you pay for your roof depends on:

  • If the survey needs thermal imaging or a drone
  • The type of building, from a house to a block or an office
  • Extensions, dormers and garages with roofs of their own
  • The height of the building and how the roof can be seen safely

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.

What to let us know when you contact us

Getting the details right at the start saves time. It’s useful to include:

  • Whether there is a loft hatch, a shared roof or tricky access
  • The address and postcode of the property
  • What’s prompted the survey
  • Your timetable, like an exchange date

Photos help, if you have them. Take them safely from the ground or a window. To get started, call 07833 053749 or drop us an email.

DIY checks: what’s safe

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
