Why it is worth a survey now in Ayot St Lawrence
Buyers get extra information from thermal images that the eye can miss. Hidden problems found before exchange can be raised with the seller or agent. Older cottages and farmhouses around Ayot St Lawrence can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.

Thermal roof survey in Ayot St Lawrence
A thermal imaging roof survey uses a thermal camera to show differences in surface temperature across a roof. Those patterns can point to trapped moisture, missing insulation or heat escaping. The camera does not see water itself, so findings are checked with moisture readings. It comes as part of our Premium Survey, from £400. The report also notes the conditions on the day, since they affect what the camera can show. If you are worried about gaps in loft insulation and damp patches with no obvious cause, a survey will tell you what’s going on, on pitched roof slopes, insulated roof spaces and flat roofs alike.
Villages like Ayot St Lawrence frequently stand in open country, where wind can be strong. A small drone cannot fly safely in strong wind or a downpour, and thermal imaging works best with little wind. The visit is planned around the forecast, along with the journey and access. A change in the forecast can mean moving the visit to another day.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

How it works
The visit has one job: to see as much of the roof as can be seen safely and record it clearly. Notes and photographs go into the written report. It normally takes about one to two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. For a village or hamlet like Ayot St Lawrence, the journey is planned ahead of time: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.
- We go through the roof, the problem and the weather expected on the day.
- The roof is inspected visually from safe positions.
- We take thermal images of the roof and of the loft where we can reach it.
- We take moisture readings where the images suggest a problem.
- Each image is set beside a normal photo and explained in the report.
Before the survey
- Check the loft hatch can be reached
- Jot down any questions you want answered
- If the roof is shared, arrange access with whoever manages the building

Different roofs, different checks
GRP fibreglass roofs
GRP surfaces can be shiny, which affects thermal readings. We allow for reflections and confirm findings with moisture readings.
Single-ply and EPDM roofs
Single-ply PVC, TPO and EPDM roofs are frequently laid over insulation boards. Wet boards can show as temperature differences on the images.
Drones, thermal imaging and Ayot St Lawrence roofs
The wider area around Ayot St Lawrence has a long history of building, with Shaw's Corner about 0.2 miles south-west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these.
For site and facilities teams at buildings like Monk's Walk School, a view from above covers a wide roof far faster than walking it. For businesses in and around places like Howard Centre, thermal images can show trapped moisture across a wide commercial roof. If you live in an older home near Old St Lawrence Church, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help.

Ayot St Lawrence questions
Is Ayot St Lawrence within the area you cover?
Yes, smaller places are covered as well as towns. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when booking.
How do I find out if my home in Ayot St Lawrence is listed?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
What’s in the report?
It explains what we saw, what it means and what we’d suggest, backed by photos. Anything we couldn’t see safely is noted too.
Does thermal imaging work on slate and tile roofs?
It can show heat loss and some damp, but it has more limits there. We explain what the images can and cannot tell you, and back them up with a visual inspection and moisture readings.
How many surveys have you done?
More than 5,000 surveys over 20+ years.
How does a thermal imaging roof survey work?
A thermal camera shows differences in surface temperature. Those patterns can point to trapped moisture, missing insulation or heat loss. Findings are checked with moisture readings.
How much does a thermal roof survey cost?
It’s part of the Premium Survey, from £400. You also get an in-person consultation and a 12-month follow-up. For bigger commercial roofs, we quote on size.
Should I look at the roof myself first?
A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.
You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
Tips from our surveys
You don’t need to be a roofer to help. Here’s what helps most:
- Check outlets after heavy rain
- Note where damp appears and after what weather
- Keep the heating on as usual before a heat loss survey
- Keep the report to compare against after any repair
Many people send the report to roofers, who can then quote for the areas shown. Each thermal image is matched to a normal photo, so the areas are easy to locate.
Watch for new damp patches on ceilings beneath the roof. Catching a leak early stops insulation getting soaked.
