Roof by roof

Gutters and parapets

A butterfly roof drains to a central valley gutter, normally to the back of the house. If the home you are buying has one, that gutter and its outlet get a careful look.

Lead flashings and valleys

Lead flashings seal the joints where a roof meets a wall or chimney. We look for lead that has lifted, split or been patched over.

About our pre-purchase roof survey in Ayot St Lawrence

Buying a home is a big commitment, and the roof is one of the costliest parts to put right. Our pre-purchase roof survey gives you a careful look at it before you are committed. We look at the slates or tiles, the ridges and valleys, the flashings, the chimneys and the gutters, and the roof space where it is safe to get in. The findings come in a written report with photos. Typical surveys look at slates or tiles that have slipped or gone and flashings that have lifted or split, across lead flashings and valleys, natural slate and clay and concrete tiles.

Somewhere as small as Ayot St Lawrence, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.

We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that is said too.

Pre-purchase roof surveys in Ayot St Lawrence: local notes

About 0.2 miles south-west lies Shaw's Corner, a reminder of how long the area around Ayot St Lawrence has been built on. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

Common questions in Ayot St Lawrence

Is Ayot St Lawrence in the area you cover?

We do. The survey and report are the same in Ayot St Lawrence as anywhere else, and visits run on weekdays and weekends.

Is my home in Ayot St Lawrence listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Is this the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof only, and it is not a RICS Level 2 or Level 3 survey. It complements one rather than replacing it.

Are you insured?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

Do I have to be there for the survey?

Someone needs to let us in if we’re looking inside or in the loft. We will talk about access as you book.

Can you tell me if my roof has asbestos?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

Why get it checked now?

Without a survey, you’re relying on a glance from the pavement. That rarely shows the back slope, the valleys or the top of the chimney. We fill that gap before you are tied in. Older cottages and farmhouses around Ayot St Lawrence can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.

Why us?

  • Surveys seven days a week
  • 20+ years’ experience
  • We hold a CAA Flyer ID and Operator ID
  • Thermal imaging and drones used where they help

What we can’t see

A survey is a careful look at the roof, but it can’t do everything. Its limits include:

  • Whether the price should change, which is between you and the seller
  • Defects hidden under coverings or inside walls without opening up
  • Anything beyond the roof, which a full home survey covers

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you before you book. The full list of what we check.

What this survey covers

  • Chimney stacks
  • Clay and concrete tiles
  • Natural slate
  • The roof space

  • Lead flashings and valleys

How the survey works

Where it is relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey typically takes roughly 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. In a small place like Ayot St Lawrence, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We help you pick the package that suits the property.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Before we arrive

  • Make sure we can get to the back of the property
  • Show us where any leaks or stains appear
  • Keep pets out of the way during the survey

What you can safely check yourself

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

When to book a survey in Ayot St Lawrence

Blocked or leaking gutters do damage that isn’t obvious at first. Water spilling over a gutter soaks brickwork and can rot fascias and rafter ends. Valley and parapet gutters can overflow inside the house. We check them as part of the survey.

We are often asked to look at:

  • Signs of past leaks inside the loft
  • A ridge or slope that dips
  • Gutters that overflow or drip at the joints
  • Chimney mortar that has eroded

Take an older house close to Old St Lawrence Church: a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Questions to ask before booking

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Will they check the loft as well as the outside?
  • Which limits apply to the survey
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
