Flying and imaging in Flamstead

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. Steep or complicated roofs are often hard to see from ground level, which is where close-up aerial shots and thermal images help. With Childwickbury Manor about 4.6 miles south-east, Flamstead sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

Take an older house close to Church of St Leonard: thin or patchy insulation under an old roof frequently shows up clearly on a thermal image.

Thermal roof survey in Flamstead

On a flat roof, wet insulation holds heat longer than dry insulation. So a wet patch can show as a warmer or cooler area on the camera. This can give an idea of how far water has travelled beneath the membrane, something you cannot usually tell from the surface. We then check those areas with moisture readings. If you’ve noticed cold areas below the roof and heat escaping through the roof, we can find out what’s behind it, whatever the roof.

Older buildings in small places like Flamstead may be listed or in a conservation area. A look from above or with a thermal imager does not touch the roof, which suits a building where any change needs care, before anyone decides what work it needs. Check with the council before planning any work on a listed building or one in a conservation area.

After the visit, you get a written report with photographs, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

Tips from our surveys

Most of what helps is simple and safe from the ground. A few suggestions:

  • Talk to us about the weather when booking
  • Photograph damp patches with the date
  • Use the report as a baseline for later checks
  • Keep the heating on as usual before a heat loss survey

Where a pattern cannot be confirmed, the report says what could help, for instance electronic leak detection or a roofer opening up a small section.

Have small defects in the covering fixed early. Water that gets under a covering can spread a long way before it shows.

Flamstead questions

Does a conservation area affect roof work in Flamstead?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Is drone flying allowed in Flamstead?

It depends on the exact address and the weather on the day. Flamstead is about 2 miles from the edge of the flight restriction zone around Luton Airport. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. The flight also waits for calm, dry weather, and the rest of the survey does not depend on the drone.

Can you do a thermal survey in any weather?

Conditions on the day affect the results. A sunny day beforehand, a dry surface and calm air all help. Rain and strong wind can make the images less clear, so we talk through the forecast as you book.

Is it a structural engineer’s report?

No. We’re experienced roof surveyors, and visible signs like sagging are noted, but we do not provide calculations or an engineer’s opinion. If one is needed, the report says so.

Will you go up on the roof?

Not always. Safety comes first, and fragile or steep roofs cannot always be walked on. We use safe viewpoints, the roof space and a drone where it applies, and the report records anything we couldn’t see.

Does someone need to be in?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you as you book.

Does thermal imaging work on slate and tile roofs?

It can help, but the results are often less clear than on a flat roof. The air space under slates and tiles can hide patterns, so we also look from the loft where it’s safe.

Why get it checked now?

Repeated repairs that do not stop a leak are a sign the source hasn’t been traced. Thermal imaging with moisture readings can help narrow it down, instead of trying repair after repair. Outbuildings and barns around Flamstead are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

Rented homes, blocks and businesses

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

Letting agents can arrange access with tenants, at a time agreed ahead of time. Surveys run on any day of the week, which helps when tenants work during the week.

What we do, step by step

We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey typically takes about one to two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Cottages and farmhouses around Flamstead often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. We look over the roof from wherever it is safe.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. Patterns that stand out are checked with moisture readings.
  5. Each image is set beside a normal photo and explained in the report.

How to prepare

  • Make sure the loft hatch can be reached
  • Keep pets out of the way during the survey
  • Point out any leaks or damp patches

What you can safely check yourself

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Common roof problems in Flamstead

Some owners book because the rooms under the roof feel cold. Gaps in loft insulation and poorly insulated roof areas can show up on the camera, particularly when it’s warm inside and cold outside.

Common reasons to book include:

  • Damp around chimneys and parapets
  • Wet insulation beneath the membrane
  • Thin or uneven insulation in the roof
  • Heat escaping through the roof

Take a building like Flamstead Village School: thermal images can show where wet insulation sits under a big flat roof.

Questions to ask before you book

  • How they plan to inspect the roof safely
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Which limits apply to the survey
  • Their report turnaround times
