Thermal roof surveys near Mill End

Thermal roof surveys for homes and businesses in Mill End

Our Premium Survey, from £400, brings together a full roof inspection and thermal imaging. It also includes a drone inspection where it applies, a structural analysis and a same-day report. An in-person consultation and a 12-month follow-up are included too. To book, just ring 07833 053749 or use the contact form with the address and what you’ve noticed. For big commercial roofs, we quote on size and access. Typical surveys look at stains that keep coming back and damp around chimneys and parapets, across insulated roof spaces, commercial roofs and loft conversions.

Places like Mill End can be near small airfields or other airspace restrictions, so the Drone Safety Map is checked before any flight. Open ground can mean stronger wind, which also affects whether a small drone can fly, while thermal imaging also works best with little wind. Neighbours’ privacy is part of planning each flight, along with the airspace and the weather.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

How the survey works

After the inspection, everything we found is written up in a report with photographs, emailed to you. On timing, most surveys take an hour or two at a house, including the thermal images, and around 3–4 hours for a commercial roof. Parking around Mill End is normally easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can often be seen well from the ground, and the loft shows the rest.

  1. We talk through the roof, any damp or leaks, and the weather expected on the day.
  2. The roof is inspected visually from safe viewpoints.
  3. Thermal images are taken to show differences in surface temperature.
  4. Areas that look unusual on the camera are checked with moisture readings where possible.
  5. The report sets out the images, what they suggest and what we recommend.

Leave it or get it looked at?

Once insulation under a membrane is wet, it tends to stay wet. Over time, it insulates less well and can harm the deck. Finding them early can mean a smaller job. Blocked gutters on homes around Mill End overflow and soak walls. Dealing with the cause is simple; drying out a wall is not.

Questions from Mill End

Does a conservation area affect roof work in Mill End?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Is Mill End within the area you cover?

Yes, Mill End is on our map. A small place gets exactly the same survey as a big one.

Does thermal imaging work on slate and tile roofs?

It can be useful, though pitched roofs are typically harder to read. The air space under slates and tiles can hide patterns, so we also look from the loft where it is safe.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

How long does the survey take?

It normally takes roughly 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. The written report follows by email, on the timescale of your package.

Can you do a thermal survey in any weather?

Conditions on the day have a big effect on what the camera can show. A dry surface, little wind and a sunny spell beforehand help most. Our report notes the conditions and how they affected the findings.

Is it a structural engineer’s report?

No. We’re roof surveyors, not structural engineers. If we see signs that need an engineer’s opinion, we’ll recommend one.

Signs you need a thermal roof survey in Mill End

Some defects simply cannot be seen with the eye. Trapped moisture, missing insulation and hidden heat loss are three examples. Thermal imaging gives us another way to look for them.

A survey makes sense if you’ve noticed:

  • Cold areas below the roof
  • Areas losing heat at the eaves and junctions
  • Damp patches with no obvious cause
  • Wet insulation beneath the membrane

If you look after a building like St Peter's Church of England Voluntary Aided Primary School, a view from above covers a wide roof far faster than walking it.

Choosing a roof surveyor

  • Whether they hold professional indemnity and public liability insurance
  • Which limits apply to the survey
  • When you’ll get the report
  • Whether VAT is added on top

What a good roof survey covers

What a thermal roof survey doesn’t cover

We only report whatever is safely visible on the day, so there are some things a survey cannot cover:

  • Confirming water without moisture readings
  • An energy rating for the building
  • The condition of timbers we can’t see

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we will tell you. What our survey covers.

Thermal roof surveys around Mill End

If your survey includes the drone, the flight is checked against the Drone Safety Map first. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Steep or complicated roofs are frequently hard to see from the ground, which is where photos from the air and thermal images help.

For an older house near a landmark such as Church of St Peter, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help. Historic houses such as Chenies Manor House, about 3.1 miles north-west, show how far back building around Mill End goes. Photos from the air and thermal images let an old roof be checked without anyone disturbing it.

How the survey changes by roof type

Single-ply and EPDM roofs

Single-ply PVC, TPO and EPDM roofs are frequently laid over insulation boards. If water gets under them, thermal imaging can suggest which boards are wet.

Loft insulation

In the loft space, the camera can pick up gaps and thin areas of insulation. We look where there is safe access.

How we price thermal roof surveys

Every roof is different, so prices are confirmed before you book. This is what makes a difference:

  • If the survey needs thermal imaging or a drone
  • Which survey package you book
  • The size of the roof
  • House, block, shop or office

Thermal roof survey starts from £400, including VAT. What you pay depends on how big and how high the roof is, how it can safely be seen and which survey you book.

Helping us price your survey

If you can, have these to hand when you contact us:

  • What made you get in touch
  • Any marks or damp showing indoors
  • The kind of building and roof involved
  • Access details, like a loft hatch or a shared roof

Once you know what you need, phone 07833 053749 or use the contact form. We will suggest a package, agree the price and find a date, weekday or weekend.
