How a thermal roof survey works in Birchanger
A thermal survey isn’t a quick fix for every roof problem. It shows surface temperature, and things like sun, shade, reflections and wind all affect the readings. We back up the images with moisture readings and a careful look at the roof. Our report says plainly what the camera picked up and how sure we can be. Where something cannot be confirmed, we say what would help next. We survey insulated roof spaces, ceilings below the roof and loft conversions, and people most often book us about stains that keep coming back and areas losing heat at the eaves and junctions.
Some older homes in villages like Birchanger are listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, so it is a gentle way to see the condition of an old roof. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

What we look for on each type of roof
Pitched slate and tile roofs
Even on pitched roofs, the camera can point to heat loss and some damp. The report explains what the images can tell you and what they can’t.
GRP fibreglass roofs
Water can get through cracked GRP into the deck. We combine a visual check of cracks with the thermal images around them.

Do you need a thermal roof survey in Birchanger?
After a long-running leak, insulation under a flat roof can stay wet. Owners want to know how far it has spread before deciding what to do. A thermal survey, checked with moisture readings, can give a much clearer picture.
These are some of the problems a survey can pick up:
- Ceilings that feel colder in places
- Areas of a flat roof that may hold water
- Damp around chimneys and parapets
- Damp that repairs haven’t cured
Take an older house close to Church of St Mary: tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.
Before booking any roof surveyor
- How soon the report will arrive
- Whether the price includes VAT
- Whether they hold professional indemnity and public liability insurance
- Whether the inside of the roof is included
Why get it checked now?
Trapped water can harm decks, timbers and ceilings the longer it stays. Surveying sooner gives you more choice about what to do. Where a roof is exposed, as many are in small places like Birchanger, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.
Prices quoted always include VAT, and the written report is part of the package. Thermal roof survey starts from £400, including VAT. Size, height and access decide where your roof falls.

Common questions in Birchanger
Are there drone restrictions around Birchanger?
Normally it comes down to two things: the airspace at the address and the weather. Birchanger is inside, or right on the edge of, the flight restriction zone around Stansted Airport. Before any flight there, we ask the airport for permission, and the flight only goes ahead if it is given. Strong wind or a downpour also stops a small drone flying, and the rest of the survey doesn’t depend on the drone.
Does a conservation area affect roof work in Birchanger?
The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.
Can you use a thermal camera on a sloping roof?
On pitched roofs, the camera can point to heat loss and some damp patterns. Our report is clear about what can be read from them, and we check them with a visual inspection and moisture readings.
Do you cover Birchanger?
Yes. We survey roofs across London and South East England, and that includes Birchanger.
Is this a RICS survey?
No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.
Which days do you carry out surveys?
We survey on any day from Monday to Sunday, during the day. Just say which days work for you.
What does a thermal roof survey show?
The images show how warm or cool each part of the surface is. Differences can suggest wet areas, missing insulation or heat loss, and we check them with moisture readings.
How we price thermal roof surveys
When we price a survey, we consider:
- Which survey package you book
- Whether it is a home or a commercial building
- Extensions, dormers and garages with roofs of their own
- How complicated the roof is, with its valleys, chimneys and parapets
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.
Getting in touch
The more you let us know, the easier it is to price the survey. When you contact us, tell us:
- Any photos you have, taken from the ground or a window
- Dates you are working to, like exchange
- The kind of building and roof involved
- How the loft is reached, if there is one
Photos help, if you have them. Take them safely from ground level or a window, and please don’t climb up for a closer look. To send them or to book, call 07833 053749 or use the contact form.
How it works
The visit has one job: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It typically takes about one to two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Rural addresses near Birchanger can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.
- We start with the roof, its history and any signs of damp or heat loss.
- We check the conditions and note how they may affect the images.
- We inspect the roof and take thermal images during the same visit.
- Moisture readings are used to check what the camera shows.
- The Premium report reaches you the same day, and we go through it with you in person.
Preparing for the visit
- For a flat or shared roof, check access with the freeholder or managing agent
- If it is not your property yet, arrange access through the agent
- Note where any stains or damp appear

Checking the roof from ground level
A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
Airspace, weather and Birchanger roofs
Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these. The flight restriction zone around Stansted Airport covers Birchanger, or comes right up to its edge. Where the drone is part of the survey, permission from the airport is needed first, and the flight only goes ahead if it is given.
Barrington Hall lies about 4.1 miles south-east, so building around Birchanger goes back a long way. For older roofs nearby, a look from the air or with a thermal camera is a hands-off way to check condition. For hotels and guest houses around Birchanger, a roof problem found early is far less disruptive than one found by a guest, so it’s worth knowing the roof’s condition.
