Your questions about roof surveys in Little Wymondley
Is Little Wymondley within the area you cover?
We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Do you survey roofs for landlords with property near Hitchin station?
Yes, landlords and agents are among the people we work for. Just ring 07833 053749 or drop us an email with the details, and we’ll talk through which survey suits.
Can you survey at the weekend?
Visits run seven days a week in the daytime. Let us know your preferred days when you book.
How experienced are you?
We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.
How much is a survey?
Our price is from £150, including VAT. You will know the price for your roof before booking. For a price, ring 07833 053749 or use the contact form.
What if it rains on the day?
Light rain is usually fine; heavy rain and wind are different. In strong wind or a downpour, a drone cannot fly and access may not be safe, so we’d move the date with you.
Do you inspect the roof from on top?
Only where it is safe to do so. We also inspect from the ground, from windows and vantage points, and from the loft. The Premium Survey adds a drone where it applies.
Roof surveys for homes and businesses in Little Wymondley
The report is written for you, in plain language. Each defect is described with photographs and a recommendation, and we rank them by urgency where that helps. With the Standard Survey you also get moisture detection and a structural check. The Premium Survey goes further, with thermal imaging, a drone where it applies and a same-day report. Each report is emailed to you. We survey clay and concrete tiles, ridges, hips and valleys and lead flashings, and common reasons people get in touch are flashings that have come away from the wall and condensation or damp timbers in the loft.
Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.
What you get is a clear record of the roof on the day we saw it. That makes it useful now and a handy reference later.

Roof surveys in Little Wymondley: local notes
Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. With Knebworth House about 4.2 miles south, Little Wymondley sits in an area with a long building history. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.
If you live in an older home near Church of St Mary the Virgin, its chimney, valleys and lead work are likely to be the parts that need attention first. For landlords with property near Hitchin station, a roof report helps you deal with small faults before they turn into a call from a tenant.

When to book a survey in Little Wymondley
What’s under the slates or tiles is as important as the coverings themselves. Breathable membranes only appeared in the UK in the late 1990s, so older roofs often have bitumen felt, and very old ones may have none. Felt that has torn or perished stops doing its job.
Most people get in touch when they’ve noticed one of these:
- Gaps in the roof where coverings have gone
- Ponding, splits or blisters on flat roofs
- Worn or blocked valleys
- Gutters that overflow in heavy rain
For site and facilities teams at buildings like Wymondley Junior Mixed and Infant School, large buildings have long gutter runs and big roofs that need checking like any other.
Choosing a roof surveyor
- Whether the inside of the roof is included
- Will the report include photos?
- What experience they bring
- How soon the report will arrive
How the survey changes by roof type
Lead flashings and valleys
Most leaks begin at a joint rather than the middle of a slope. They get particular attention in every survey.
Clay plain and peg tiles
Clay tiles are common on older South East homes, and some have Kent peg tiles held by pegs. When pegs or battens rot, tiles slip.
What we do, step by step
Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from each safe vantage point, take photos as we go and record our findings for the written report. Most visits take about one to two hours for most homes, depending on how many separate roofs there are. In a hamlet or village like Little Wymondley, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.
- You let us know the address, the type of roof and what’s worrying you.
- We agree a date, including weekends if that suits you.
- Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
- Inside, we check the loft space where there’s safe access.
- We email a photo-illustrated written report and recommendations.
Getting ready for the survey
- Unlock side gates and any roof access doors
- Have any paperwork from past roof work to hand
- Tell us where we can park nearby

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

What a roof survey does not cover
In fairness, a roof survey has limits:
- Faults hidden behind ceilings or boarding
- Whether the roof structure meets design loads
- A promise that the roof will not leak in future
Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you before booking. What a survey covers and doesn’t.
What this survey covers
- Ridges, hips and valleys
- Clay and concrete tiles
- Flat roofs
- Natural slate
- The roof space
- Chimney stacks
- Lead flashings
Should I look at the roof myself first?
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.
