Roof surveys for homes and businesses in Kimpton

Roof coverings last a long time, but not for ever. Slate often lasts a century or more, and tiles commonly half a century, but the fixings and underlay beneath them often give out sooner. We tell you which parts are ageing and which are sound. Knowing that helps you plan work before it becomes urgent. We survey ridges, hips and valleys, natural slate and chimney stacks, and common reasons people get in touch are torn or sagging underlay and loose chimney pots.

Somewhere as small as Kimpton, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it’s usually the chimneys and lead flashings that need work first.

The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photo. You’ll see the good as well as the bad.

Can I check my roof myself?

It is useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when you book, as it helps us focus the survey.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we look at the roof.

What happens on the day

Where it is relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey normally takes about 1–2 hours at most homes, rising to roughly 3–4 hours on a commercial building. Cottages and farmhouses around Kimpton often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. We start by hearing what you’d like checked and why.
  2. We arrange a day that suits you, including weekends.
  3. The roof is inspected from the ground, windows, the loft and the roof itself where it is safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. Your report arrives by email, with recommendations prioritised by urgency.

Preparing for the visit

  • Keep pets out of the way during the survey
  • Have keys ready for side gates, garages or roof access doors
  • For flats, make sure roof access has been agreed

What this survey can’t tell you

A survey is a careful look at the roof, but it can’t do everything. The main limits are:

  • A structural engineer’s report
  • The condition of the rest of the building (that’s a RICS home survey)
  • Confirmation of asbestos in soffits or cement sheets

If you are not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer. What our survey covers.

Kimpton: your questions answered

Can a landlord with a rental near Harpenden station book a roof survey?

Yes, landlords and letting agents book with us as well as owners. Just call 07833 053749 or send us an email and let us know about the building, including who will give access on the day.

Is Kimpton within the area you cover?

Yes, Kimpton is on our map. Villages and rural addresses get the same survey as a town house.

Will the report say how many years my roof has left?

Not as a figure. We describe the condition of each part of the roof and how it is wearing, with recommendations ranked by urgency.

What does a roof survey include?

Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, plus the loft space where there is safe access. You get a report with photos and recommendations.

Do you need to get into the loft?

Yes, where the survey calls for it and there’s safe access. We look for staining, damp, daylight and signs of movement.

Why act early in Kimpton

Roof faults rarely stay the same size. A single gap lets water onto the timbers underneath, and wet timber starts to decay. Catching it early means less to put right. Matching old materials, like handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. The price for your roof depends on its size, access and what you need to know.

Roofs, chimneys and gutters in Kimpton

Kimpton is about 1 mile from the edge of the flight restriction zone around Luton Airport. Where the drone is part of the survey, the exact boundary is checked for the address first. With Shaw's Corner about 1.8 miles south-east, Kimpton sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

If you own a rental within reach of Harpenden station, the gap between tenancies is a good time to have the roof looked at. Take a building like Kimpton Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you live in an older home near Parish Church of St Peter and St Paul, its chimney, valleys and lead work are likely to be the parts that need attention first.
