Gosmore Roof Survey
We take a careful look at the roof at your property in Gosmore, with photographs and a written report.
- Gaps in the roof where coverings have gone
- Standing water on a flat roof
- Loose chimney pots
Leave it or get it looked at?
A roof that has had no attention for years can surprise you. Our report gives you a record of how the roof is today, so you can compare it next time. In a small place like Gosmore, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
Every price we give includes VAT. Prices start from £150, including VAT. We confirm the price for the job before booking.
Why us?

Roof survey in Gosmore: what you get
Our roof surveys cover Gosmore and the wider South East. We carry out surveys on weekdays and at weekends. We hold professional indemnity and public liability insurance, and bring 20+ years’ experience. You get a written report by email, with photos and clear recommendations. Houses, flats and commercial buildings all follow the same careful process. When you’re ready to book, call 07833 053749 or send us an email. Typical surveys look at slipped, cracked or missing slates and tiles and crumbling chimney pointing or cracked flaunching, on flat roofs, the roof space and chimney stacks.
Older buildings in small places like Gosmore may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are frequently matched when work is done.
What you get is a clear record of the roof on the day we saw it. It is useful right away, and a good reference for later, such as when you want to compare after future work.

What we can’t see
No survey can tell you everything, and it is better to know them up front. Bear these in mind:
- Defects hidden under coverings or inside walls without opening up
- Confirmation of asbestos in soffits or cement sheets
- An exact number of years the roof has left
If in doubt, phone 07833 053749 or email us and we will recommend the right survey before you book. What a survey covers and doesn’t.

Roof surveys in Gosmore: local notes
Historic houses such as Knebworth House, about 4.7 miles south-east, show how far back building in the area around Gosmore goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Whichever you have, the details that tend to fail before the covering itself get the closest look.
Take an older house close to Church of St Ippolyts (church of England): its chimney, valleys and lead work are likely to be the parts that need attention first. If you let a flat or house near Hitchin station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
Gosmore is about 1 mile south of Hitchin, in Hertfordshire. We carry out roof surveys in Gosmore for houses, flats, blocks and commercial buildings. Our area takes in places right across Hertfordshire, large and small. Milton Keynes is in our area too.

Common roof problems in Gosmore
Weather is the main thing that wears a roof down. Wind lifts loose slates, tiles and ridge pieces, while rain gets into every gap. What starts as one slipped slate can become a leak.
Things that often lead to a survey include:
- Cracked mortar along the ridge
- Leaning or weathered chimney stacks
- Torn or sagging underlay
- Lifted, split or missing lead flashings
If you live near a park like Butts Close, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall.

Tips that help
Getting the most from a roof survey starts before we arrive and carries on afterwards. Tips:
- Check the roof from the ground after storms
- Have details of recent roof work to hand
- Mention any flat roofs as well as the main roof
- Stay off ladders and the roof
The Premium Survey includes a 12-month follow-up. It shows how the roof has fared over the year, and whether work has done its job.
Keep the roof space ventilated. Condensation builds up when air cannot move, and it can wet timbers and insulation. Make sure insulation does not block the airflow at the eaves.
Gosmore questions
Will you come out to Gosmore?
Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there as you book.
Do you survey roofs for landlords with property near Hitchin station?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or email us with the address and what you need, and we’ll talk through which survey suits.
Does someone need to be in?
Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
What’s the best way to book?
Just phone 07833 053749 or use the contact form with the address. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.
Do you carry out asbestos surveys?
No. Buildings built or refurbished before 2000 may contain asbestos. We flag materials that could contain it, and recommends a specialist asbestos surveyor looks at them.
How experienced are you?
We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.
Do you survey roofs on blocks of flats?
Yes. A shared roof needs access agreed first, with the building owner or managing agent. Mention it when you contact us and we will explain what’s needed.
The survey, step by step
The visit has one job: to look at the roof as closely as is safe and record what we find. Notes and photographs go into the written report. The visit usually takes between one and two hours for most houses, while a commercial roof takes nearer three to four hours. Older rural homes like those around Gosmore can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.
- You let us know the address, the type of roof and what’s worrying you.
- We agree a date, including weekends if that suits you.
- Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
- Inside, we check the loft space where there is safe access.
- You receive the report with photos and recommendations, prioritised by urgency.
Before the survey
- Make a note of anything you’d like us to look at
- Have keys ready for side gates, garages or roof access doors
- Keep pets out of the way during the survey
