Roof survey in St Margarets, Hertfordshire

- Standing water on a flat roof
- Water stains on rafters and ceiling joists
- Loose chimney pots
The survey, step by step
Where it is relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey usually takes roughly 1–2 hours for a house; commercial roofs usually need 3–4 hours. In a small place like St Margarets, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- We start by hearing what you’d like checked and why.
- A visit is booked for a weekday or a weekend.
- The roof is inspected from the ground, windows, the loft and the roof itself where it’s safe.
- Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
- We email a written report with photos and recommendations.

Advice
About our roof survey in St Margarets
Good roofs last decades, but their parts wear at different rates. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, yet nails, battens and underlay often fail first. A survey shows which parts of your roof are wearing. That lets you plan work in good time rather than after a leak. We are often asked to look into loose ridge or hip tiles and water stains on rafters and ceiling joists, across lead flashings, flat roofs and the roof space.
Somewhere as small as St Margarets, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is typically the chimneys and lead flashings that need work first.
The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Tips that help
You don’t need to be a roofer to help. Here’s what helps most:
- Look for debris in the garden after high winds
- Have details of recent roof work to hand
- Include dormers, porches and garages when booking
- Don’t climb onto the roof yourself
Premium comes with a follow-up after 12 months. It shows how the roof has fared over the year.
Plan a roof survey every few years, or sooner after severe weather. Regular checks catch problems while they’re small. Each report gives a record to compare against.

Why act early in St Margarets
Leaving it means relying on what you can see from ground level. You might pay for work that doesn’t fix the real problem, or to a real problem being missed. We tell you what’s really needed. Outbuildings and barns around St Margarets are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.

What a roof survey does not cover
It helps to know what a survey will not do before you book:
- Asbestos testing of any kind
- What’s under the slates, tiles or felt
- Whether the roof structure meets design loads
Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you. The full list of what we check.
What this survey covers
- The roof space
- Ridges, hips and valleys
- Flat roofs
- Lead flashings
- Chimney stacks
- Clay and concrete tiles
- Natural slate
What you can safely check yourself
Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
St Margarets questions
Is my home in St Margarets listed or in a conservation area?
We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
Do you survey roofs for landlords with property near St Margarets (Herts) station?
Yes, landlords and agents are among the people we work for. You can ring 07833 053749 or send us an email with the address and what you need.
Do you carry out surveys on Saturdays and Sundays?
Surveys run on weekdays and at weekends. To arrange a date, phone 07833 053749 or send us an email.
I live in a flat. Can you survey the roof?
Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Mention it when you contact us and we’ll plan the survey around it.
Do I have to be there for the survey?
If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access when you book.
Do you inspect the roof from on top?
Only where it is safe to do so. Much of the survey is done from ground level, upper windows and the loft space. The Premium Survey adds a drone where applicable.
Is your survey a structural engineer’s report?
No. We report on the roof’s condition, and the Standard and Premium packages include a structural check. It is not a structural engineer’s report and doesn’t include calculations.
What a roof survey looks like in St Margarets
In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.
For site and facilities teams at buildings such as The Cranbourne Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you let a flat or house near St Margarets (Herts) station, the gap between tenancies is a good time to have the roof looked at. If you own one of the older houses in the streets near Parish Church of St Andrew, its chimney, valleys and lead work are likely to be the parts that need attention first.
