Tips that help

A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:

  • Photograph stains when they appear
  • Do not climb onto the roof yourself
  • Watch for slipped slates after bad weather
  • Clear the loft hatch area before we arrive

The Premium Survey includes a 12-month follow-up. It shows how the roof has fared over the year, and whether work has done its job.

After a storm, check the roof from the garden and the street. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Getting small faults fixed quickly keeps water out.

About our roof survey in Whempstead

Our roof surveys cover Whempstead and the wider South East. We carry out surveys on weekdays and at weekends. We hold professional indemnity and public liability insurance, and bring 20+ years’ experience. You get a written report by email, with photos and clear recommendations. Houses, flats and commercial buildings all follow the same careful process. When you’re ready to book, call 07833 053749 or send us an email. If you’ve noticed worn or blocked valleys and blocked, sagging or leaking gutters, we can find out what’s behind it, whatever the roof.

In a small place like Whempstead, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.

Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

When to book a survey in Whempstead

Every roof takes years of rain, wind, sun and frost. Strong gusts work at anything that is not firmly fixed, while rain gets into every gap. Small faults that start this way grow over time.

Problems we come across frequently include:

  • Valley linings that have cracked or split
  • Torn or sagging underlay
  • Flashings that have come away from the wall
  • Leaning or weathered chimney stacks

Anyone responsible for a site like Munden Church of England Voluntary Controlled Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other.

Before booking anyone

  • What happens after the report arrives
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • How much experience they have with roofs like yours
  • What’s outside the scope of the survey

What a good roof survey covers

Whempstead: your questions answered

How do I find out if my home in Whempstead is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Can a landlord with a rental near Watton-At-Stone station book a roof survey?

Yes, landlords and agents are among the people we work for. Just phone 07833 053749 or send us an email with the details, and we’ll talk through which survey suits.

Do you give a life expectancy for the roof?

Not as a figure. We describe the condition of each part of the roof and how it’s wearing, with recommendations ranked by urgency.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Will you fly a drone over my roof?

Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Let us know about it when booking and we’ll plan the survey around it.

What does a roof survey include?

Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it is safe. You get a photo-illustrated written report and recommendations.

Honest limits

It’s useful to know what a survey won’t do before booking:

  • An exact number of years the roof has left
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • Walls, floors and services below the roof

If in doubt, call 07833 053749 or email us and we’ll suggest the right survey. What a survey covers and does not.

What this survey covers

  • Chimney stacks
  • Lead flashings
  • Ridges, hips and valleys
  • The roof space
  • Flat roofs
  • Clay and concrete tiles
  • Natural slate

How the survey works

The aim of the visit is simple: to see as much of the roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. It normally takes between one and two hours for most homes, depending on how many separate roofs there are. For a village or hamlet like Whempstead, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

Before we arrive

  • Show us where any leaks or stains appear
  • Clear the way to the loft hatch
  • Unlock side gates and any roof access doors

Roof surveys in Whempstead: local notes

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Aston Bury, about 2.6 miles west, is one of the historic houses in the wider area around Whempstead. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

For an older house near a landmark such as Parish Church of All Saints, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Landlords with a home close to Watton-At-Stone station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

How the survey changes by roof type

Clay plain and peg tiles

Tile-hanging on walls and dormer cheeks is checked as part of the roof where it’s relevant. Loose or missing tiles there let rain into the wall.

Concrete interlocking tiles

Interlocking tiles on shallow roofs depend on their laps and fixings. We look for lifted, cracked or slipped tiles.

Rented homes, blocks and businesses

Landlords and letting agents in Whempstead book surveys as well as householders. A written report with photos gives you a clear record of the roof, which helps you plan work between tenancies.

Businesses and commercial landlords can book us too, including offices, shops and units. Larger roofs take longer, so they’re priced to suit.
