Chimney surveys for High Wych homes and businesses

How we price chimney surveys

Our packages start from £150, inc. VAT. What you pay for your roof depends on:

  • The size of the roof
  • The height of the building and how the roof can be seen safely
  • The number of roofs, including extensions and garages
  • House, block, shop or office

To find out what your survey will cost, ring 07833 053749 or use the contact form and tell us about the roof. The price is agreed before a date is set.

Getting in touch

These details help when you contact us:

  • Access details, such as a loft hatch or a shared roof
  • The address and postcode of the property
  • Pictures of the roof from a safe spot, if you have them
  • Your timetable, such as an exchange date

A quick phone call is typically the easiest start: phone 07833 053749 or drop us an email and we’ll ask a few questions about the roof. The price is agreed before a date is set.

About our chimney survey in High Wych

We inspect chimneys from wherever they can be seen safely: from ground level, from windows and vantage points, and from the loft where there’s access. With our Premium Survey, a drone inspection is included where applicable. If we cannot see part of the stack, the report makes that clear. Every defect we find is photographed and described in plain words. If you’ve noticed signs that a stack is leaning and unused flues sealed without airflow, a survey will tell you what’s going on, on lead flashings, flaunching and brick chimney stacks alike.

Older buildings in small places like High Wych may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Questions from High Wych

Is High Wych within the area you cover?

Yes, High Wych is on our map. Villages and rural addresses get the same survey as a town house.

Can a landlord with a rental near Harlow Mill station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or send us an email with the details.

Which days do you carry out surveys?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.

What’s in the report?

It explains what we saw, what it means and what we’d suggest, backed by photos. Anything we couldn’t see safely is noted too.

How long have you been surveying roofs?

We have more than 20 years’ experience and have completed over 5,000 surveys.

Does the weather affect the survey?

Light rain does not normally stop a survey, and it can even help show where water is getting in. High wind or heavy rain can stop drone flights and make roof access unsafe, so if conditions aren’t right we’ll arrange another day with you.

How long does the survey take?

It normally takes about one to two hours for most homes, a little longer where there are several stacks. We will confirm the timing when booking.

Before and after the survey

Small things make a difference. Some pointers:

  • Keep the report to compare against at the next survey
  • Use a Gas Safe registered engineer for gas appliances
  • Look at the chimneys with binoculars after a storm
  • Photograph damp patches with the date

If the report recommends a structural engineer, a sweep or a Gas Safe registered engineer, it will say why. It gives them a clear starting point.

Have aerial and dish brackets on the stack checked and taken off if they’re no longer needed. Less load on the stack means less strain in wind.

Honest limits

Some things can’t be seen without opening up the roof, so a survey has limits:

  • Parts of the stack that can’t be seen safely or belong to a neighbour we can’t access
  • A structural engineer’s assessment
  • Whether a gas appliance or its flue is safe

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you. What a survey covers and does not.

Chimney surveys in High Wych: local notes

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. Knowing the covering helps explain which parts of a roof are likely to need work first. With Much Hadham Palace about 3.9 miles north-west, High Wych sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

For landlords with property near Harlow Mill station, the gap between tenancies is a good time to have the roof looked at. For an older house near a landmark like Parish Church of St James the Great, its chimney, valleys and lead work are likely to be the parts that need attention first.

High Wych is about 3 miles north of Harlow, in Hertfordshire. We cover High Wych and the rest of Hertfordshire. Our Hertfordshire coverage includes High Wych and the places around it. You can also see our page for Chelmsford.

Surveys in CM21 work the same way as everywhere else we cover. Local streets include Mansfield, High Wych Lane and Broadfields. Close by, we survey roofs in Sawbridgeworth (1 mile east), Lower Sheering (2 miles east), Allen's Green (2 miles north), Spellbrook (2 miles north-east) and Sheering (3 miles east). Further out, we also cover Stevenage (15 miles north-west), Bishop's Stortford (4 miles north), Welwyn Garden City (14 miles west), Hoddesdon (7 miles south-west), Cheshunt (10 miles south-west) and Hatfield (15 miles west).

Around High Wych

The nearest railway station is Harlow Mill station, about 1.3 miles south of the centre. Well-known places in the area include Harlow Mill (1.3 miles south) and Princess Alexandra Hospital (3 miles south-west). For a walk, there’s Sawbridgeworth Marsh.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

Signs you need a chimney survey in High Wych

Lots of homes have redundant stacks. A stack sealed without ventilation can trap damp. That can lead to damp patches on chimney breasts, even with the roof in good order.

These are some of the problems a survey can pick up:

  • Flaunching that has broken away
  • Frost-damaged brickwork on the stack
  • Redundant stacks capped without ventilation
  • Lifted or split lead flashings

Trees in and around Gibberd Garden shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall.

Questions to ask before you book

  • Whether VAT is in the quoted price
  • What the survey won’t cover
  • Is there a chance to talk the report through?
  • How much experience they have with roofs like yours

What to expect from a roof survey

How the survey works

Photographs are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. Most surveys take an hour or two at a typical home, while a commercial roof takes nearer three to four hours. Around High Wych, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. First we talk through the stacks, their history and any problems.
  2. We look at every stack from wherever it can safely be seen.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. Inside, the chimney breasts and the loft are checked for damp where there’s access.
  5. The report, with photos and recommendations, is emailed to you.

Preparing for the visit

  • Move anything stored under the loft hatch
  • For flats, check roof access has been agreed
  • Point out any leaks or damp patches
