Chimney surveys for homes and businesses in Bull's Green

Chimney stacks take more weather than almost any other part of a house. Over the years, the flaunching cracks, the pointing wears and flashings lift. That lets water into the brickwork, which can show up as damp on a chimney breast or in the roof space. A survey finds these problems and records them with photographs. If you’ve noticed bricks with flaking faces and disused chimneys trapping moisture, we can find out what’s behind it.

Some older homes in villages like Bull's Green are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

What you can safely check yourself

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

The one thing to avoid is getting up close. Roofs are fragile and slippery. That part is for a survey.

What we do, step by step

You don’t need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. The survey itself takes about 1–2 hours at a house, as part of a look at the roof around the stack. Older roofs in small places like Bull's Green can have low, tight loft spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. First we talk through the stacks, their history and any problems.
  2. Each stack is inspected from safe positions outside.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. We look for damp on chimney breasts and in the roof space.
  5. The report, with photographs and recommendations, is emailed to you.

Chimney surveys in Bull's Green: local notes

About 2.6 miles south-west lies Digswell House, a reminder of how long the area around Bull's Green has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

For landlords with property near Welwyn North station, the gap between tenancies is a good time to have the roof looked at.

What we cannot see

Before booking, it’s worth knowing what a survey won’t do:

  • Checks on boilers, fires or their flues
  • Whether the flue is safe to use
  • A structural engineer’s assessment

If you’re not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer. What a survey covers and doesn’t.

Roof types and parts we check

  • Lead flashings
  • Brick chimney stacks
  • Shared and party-wall stacks
  • Flaunching
  • Chimney pots and cowls
  • Chimney breasts

Signs you need a chimney survey in Bull's Green

Removing a chimney breast inside can leave questions about how the stack is supported. We note what’s visible in the loft space and outside, and recommend a structural engineer where support is in question.

Problems we come across often include:

  • Damaged chimney pots and cowls
  • Staining on walls around the chimney
  • Unused flues sealed without airflow
  • Mortar washing out of the joints

Shop and office owners around Howard Centre may find that a roof report helps plan work around trading rather than after a leak.

Choosing a roof surveyor

  • Whether you can ask questions once you have the report
  • How long they’ve been surveying roofs
  • Their drone registration, if they fly one
  • When you’ll get the report

What to expect from a roof survey

Bull's Green: your questions answered

Can a landlord with a rental near Welwyn North station book a roof survey?

Yes, landlords and agents book with us as well as owners. You can call 07833 053749 or send us an email with the address and some details, including who will give access on the day.

Is my home in Bull's Green listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Our stack is shared. Can you still survey it?

Yes. Shared stacks are common on terraced and semi-detached houses. We survey what we can see safely, and note anything that seems to involve next door.

How experienced are you?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys.

Is a leaning chimney dangerous?

It is worth having a leaning stack checked. Our survey notes how it looks and the condition of the bricks and joints, and if it may be a structural issue, we recommend a structural engineer.

Is this a RICS survey?

No. We check the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

How can you see the top of the stack?

We inspect from wherever is safe: from the ground, windows and vantage points, and from the loft where there is access. A drone inspection is included in our Premium Survey where applicable. We note anything we couldn’t see.

Rented homes, blocks and businesses

If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. We survey on weekdays and at weekends, which can make access easier.

Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Mention it when you contact us and we will plan the visit with that in mind.

What a survey costs

Not every roof costs the same to survey, and it comes down to:

  • Basic, Standard or Premium
  • If the survey needs thermal imaging or a drone
  • How many separate roofs there are, such as extensions, dormers and garages
  • Roof area

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.

Helping us price your survey

There’s no need for technical words. Just tell us:

  • Where any leaks, stains or damp patches show inside
  • What’s prompted the survey
  • What kind of property and roof it is
  • Your postcode, so we can check access and travel

If you have photos of the roof, send them over. Take them safely from the ground or a window; never climb up to get a better view. To send them or to book, ring 07833 053749 or email us.
