Chimney surveys around Hook's Cross

Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Knowing the covering helps explain which parts of a roof are likely to need work first. The wider area around Hook's Cross has a long history of building, with Aston Bury about 0.7 miles north. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

If you look after a building like Barnwell School, a written record of a large roof helps plan work for the holidays rather than in term time. Take an older house close to Church of All Saints: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you own a rental within reach of Watton-At-Stone station, the gap between tenancies is a good time to have the roof looked at.

Chimney survey in Hook's Cross

Many terraced and semi-detached homes share their chimney stacks with a neighbour. We check everything that’s safely in view and what the owner gives us access to. If a defect appears to be on the neighbour’s side, we note it and you can then discuss it with them. You get a report with photos and what we recommend. If you’ve noticed damaged chimney pots and cowls and unused flues sealed without airflow, we can find out what’s behind it, on shared and party-wall stacks, lead flashings and chimney pots and cowls alike.

Older buildings in small places like Hook's Cross may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What we cannot see

Before booking, it is worth knowing what a survey won’t do:

  • Whether a gas appliance or its flue is safe
  • Conditions inside walls
  • The inside of the flue, which needs a sweep or flue specialist

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you. The full list of what we check.

What we look at

  • Shared and party-wall stacks
  • Chimney pots and cowls
  • Flaunching
  • Lead flashings
  • Chimney breasts
  • Brick chimney stacks

How it works

Every roof is different, but as a rough guide the survey takes an hour or two for a house, or half a day or so for a commercial building. You are welcome to ask questions while we are there. Older rural homes like those around Hook's Cross can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.

  1. We start with the details: how many stacks, whether any are shared and any signs of damp.
  2. The stacks are looked at from the ground, from windows and from other safe vantage points.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. We check the chimney breasts and the stack in the loft space where we can reach them.
  5. We send a written report with photos, the defects found and what we recommend.

Before we arrive

  • Agree roof access with the managing agent if it’s shared
  • Gather any invoices or paperwork from past roof work
  • Leave a clear route to the loft

What we look for on each type of roof

Chimney breasts and the loft

Inside, chimney breasts can show damp when water gets into the stack. We look at them and at the stack in the loft where there is safe access.

Brick stacks

Older brick stacks often have soft lime mortar. We note where repairs should match the original mortar.

Hook's Cross: your questions answered

Does a conservation area affect roof work in Hook's Cross?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

I let a flat near Watton-At-Stone station. Can you check the roof?

Yes, landlords and agents are among the people we work for. Just call 07833 053749 or email us with the details, and we will talk through which survey suits.

Do I have to be there for the survey?

That depends on the survey. For inside areas and the roof space, someone has to give us access, while outside access can be discussed as you book.

Do you need to go on the roof to check the chimney?

We inspect from wherever is safe: the ground, nearby windows and higher points, and the roof space. A drone inspection is included in our Premium Survey where it applies. If part of a stack cannot be seen, the report says so.

Tips that help

There is plenty you can do without going near the roof. Here’s what helps most:

  • Photograph damp patches with the date
  • Use the report as a baseline for future checks
  • Look at the chimneys with binoculars after a storm
  • Don’t use a ladder to reach the stack yourself

Once we’ve been, the findings are written up with photos. It explains the condition of each part of the stack and any damp inside. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Look at your chimneys from ground level now and then, especially after strong winds. Binoculars help you spot loose pots, missing mortar or lifted flashings.
