Chimney survey in Preston: what you get

Many homes have chimneys that are no longer used. Even when it is not used, a stack has to stay weathertight. If it has been capped without ventilation, damp can build up inside it. We check how redundant stacks have been capped and look for damp in the chimney breasts. You get photos of each stack and our recommendations. Typical surveys look at damaged chimney pots and cowls and gaps in the mortar around the pots, on chimney breasts, shared and party-wall stacks and brick chimney stacks.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

The survey, step by step

Safety comes first on every visit. Everything that can be seen safely is inspected, and anything we can’t see is noted in the report. The survey usually takes between one and two hours for most houses; commercial roofs usually need 3–4 hours. Somewhere like Preston needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.

  1. You tell us how many stacks there are and any damp or problems you’ve noticed.
  2. Each chimney is viewed from wherever it can be seen safely.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. We check the chimney breasts and the stack in the roof space where we can reach them.
  5. The findings are written up with photos and recommendations and emailed to you.

What a chimney survey looks like in Preston

Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. The wider area around Preston has a long history of building, with Knebworth House about 3.9 miles south-east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

If you let a flat or house near Hitchin station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Take an older house close to Church of St Martin: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Take a building like Preston Primary School: large buildings have long gutter runs and big roofs that need checking like any other.

Preston is about 3 miles south of Hitchin, in Hertfordshire. We provide chimney surveys for householders, landlords and businesses in Preston and the surrounding area. Preston is one of the places in Hertfordshire we cover. We also survey roofs in Milton Keynes.

Tips from our surveys

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Ask about consent before removing a chimney on an older property
  • Have the flue swept and checked if you use the fire
  • Check that disused chimneys can still breathe
  • Remove aerials or dishes from the stack if they’re no longer needed

Once we have been, the findings are written up with photos. It covers the pots, flaunching, pointing, brickwork and flashings, and any damp we found inside. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Keep an eye on chimney breasts for new damp patches. Early signs are easier to trace.

What we look for on each type of roof

Chimney breasts and the loft

In the loft, staining around the stack often shows where water is getting in. We record what we see with photographs.

Rendered stacks

Water can get in through cracks and then struggle to dry out. We record any cracking and where it is.

FAQs for Preston

Is Preston within the area you cover?

Yes. Preston is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when booking.

I let a flat near Hitchin station. Can you check the roof?

Yes, rented property is part of what we cover. Just call 07833 053749 or send us an email and let us know about the building, including who will give access on the day.

How much is a survey?

Prices start from £150, including VAT. What you pay for your roof depends on its size, height, access and the package.

Is this an asbestos survey?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

Can you survey in bad weather?

A survey can typically go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather isn’t suitable.

Is it a structural engineer’s report?

No. Our survey isn’t a structural engineer’s report. We will recommend an engineer if we see signs that call for one.

Why is my chimney breast damp?

There are a few common causes: cracked flaunching, worn pointing, failed flashings, uncapped pots, or damp trapped in an unventilated stack. We look at each one and note the most likely cause.

What we can’t see

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Areas we can’t view from safe positions
  • The inside of the flue, which needs a sweep or flue specialist
  • Hidden damage within the stack

If in doubt, call 07833 053749 or send us an email and we’ll suggest the right survey before you book. What a survey covers and does not.
